Two Krisumi phases in Sector 36A carry the same registered possession date: 30 June 2031. That single date gives buyers a clearer way to read the launch than any list of amenities.

Krisumi plans to invest ₹1,300 crore in The Forest Reserve and The Forest Reserve-II. Together, the phases will have 542 homes and revenue potential of more than ₹4,000 crore, according to Hindustan Times.

The filings explain how that total is divided. Waterside Residences The Forest Reserve has 298 registered homes. The Forest Reserve-II has 244. Both second-quarter 2026 QPR filings were submitted to HRERA on 14 July 2026.

For a buyer, this is one June 2031 decision presented through two phases. The useful questions are which phase has the preferred home, what the payment schedule demands before possession, and whether the family can comfortably wait until the registered date.

Sector 36A already has a long building schedule

Quietlist’s read of the HRERA registered-projects register finds six ongoing projects and 2,499 registered homes in Sector 36A. Their possession dates run from December 2028 to March 2036.

That range changes how the new launch should be judged. A home due in June 2031 will be handed over while other registered development in the sector is also moving towards possession. Buyers should expect the locality to keep changing around them after booking and, in some cases, after moving in.

Krisumi’s registered presence already includes Waterfall Suites, with 320 homes and a possession date of 31 December 2028, and Krisumi Waterside Residences, with 612 homes and a possession date of 14 October 2029. The Forest Reserve phases extend that sequence into 2031, per the respective project entries and latest QPR filings with HRERA.

The road context is firmer today. The 19 km Haryana section of the Dwarka Expressway was inaugurated on 11 March 2024, according to NHAI’s March 2024 publication. NHAI describes it as an eight-lane, controlled-access corridor intended to improve traffic flow between Delhi and Gurugram.

For Sector 36A, that supports an on-ground check with a precise purpose: drive from the project site to the operational expressway section during the hours you normally travel. The official road opening establishes the corridor’s status. The site visit establishes whether the route works for your daily routine.

A crowded 2031 handover year gives buyers more choice

The citywide possession calendar is the sharper comparison. The HRERA registered-projects register places 90 projects containing 29,442 registered homes in the 2026 possession year. For 2027, it records 102 projects and 34,679 homes. The 2031 group contains 54 projects and 21,159 homes.

This matters at both ends of the purchase. Today, a buyer considering June 2031 can compare Krisumi with several projects aimed at the same broad handover period. Near possession, those homes may enter the market alongside substantial new supply scheduled for that year. A buyer paying a large early instalment should therefore demand clear value in the home, the phase plan and the payment schedule rather than paying only for the launch story.

The 2031 total also makes patience easier to price. If the possession date suits the family, there is time to compare alternatives. If it does not, the register already contains earlier choices.

The comparison changes when homes return to the table

The latest QPR entries for these six projects leave the overall construction percentage blank. Their under-construction status, registered homes, possession dates and filing dates provide the available common comparison.

Each row uses the named project’s entry in the HRERA registered-projects register and its latest stated QPR filing with HRERA.

The table gives the Krisumi purchase its proper shape. Buyers who want 2031 possession can compare 542 homes across two Krisumi phases with the 296-home Sobha Altus filing and the 1,215-home DE-Luxe DXP filing. Those choices sit in Sectors 36A, 106 and 37D, so the comparison should cover both the flat and the daily route.

An earlier date changes the shortlist. Sobha Aranya Phase-1 is registered for October 2030, while DLF’s Phase 2 in Sector 93 is registered for October 2028. The difference is useful for a family matching possession to rent, school years or a planned move.

Make June 2031 earn its place in the budget

The Forest Reserve phases offer unusual clarity at the start: one reported investment programme, two registered phases and one possession date. Buyers can use that clarity to be demanding.

Place 30 June 2031 beside the current rent, loan plan, payment milestones and family plans. Compare the carpet area and total payment due before possession with other 2030 and 2031 projects. Drive the actual route from Sector 36A to the expressway.

The ₹1,300-crore announcement brings attention to Sector 36A. The more useful finding is that 2031 already contains 21,159 registered homes across Gurugram. That breadth gives a patient buyer room to compare—and gives Krisumi’s two phases a clear job: make the shared June date worthwhile.
