Everything starts from the state Real Estate Regulatory Authority (RERA) registers — the regulator's own public record, not developer marketing:

  • MahaRERA (Maharashtra — Mumbai & Pune)
  • K-RERA (Karnataka — Bangalore)
  • HRERA (Haryana — Gurgaon)
  • UP-RERA (Uttar Pradesh — the Noida region)

Method

  • We crawl the registers continuously and maintain a structured store of every registered project: registration, declared completion dates, occupancy certificates, and the quarterly progress reports (QPRs) developers file with the regulator — construction percentage, units sold, filing dates.
  • Projects are geocoded and grouped by locality and pincode, so market claims can be made at neighbourhood level, not just city level.
  • Every numeric claim in a Quietlist Research post traces to a specific RERA record (a registration number or filing) in that post's data annex. If the registers can't support a claim, we don't publish it.
  • Analysis is event-driven: a post is published when a development intersects with rich register data, not on a content calendar.
