The Thane-Diva Metro is still at the planning table. That matters because Eastern Thane is not waiting for a station list to become a housing market. Quietlist’s read of the official MahaRERA project registrations for Thane, Kalwa and Mumbra shows a live pipeline across the same urban belt the proposed corridor is meant to serve. The judgement for buyers is simple: treat the metro as optional upside, not the base case. The base case is already visible in the filings.

What the register says

The near-term housing story is split by pincode. In Quietlist’s read of the official MahaRERA project registrations, pincode 400607 carries 225 registered projects, 400612 carries 223, 400601 carries 171, 400606 carries 85, and 400605 carries 62. These are not price forecasts. They are a map of where registered supply is already thick before the proposed metro’s DPR names the final route details.

The first lesson is that Thane is not one homogeneous bet. The Ghodbunder Road-Kolshet-Balkum side of Thane, visible in the 400607 and 400606 clusters, has institutional and branded projects sitting beside redevelopment and smaller-format supply. The Kalwa side is a tighter market in the official registrations. Mumbra shows depth too, but with a different builder mix and a different buyer profile.

That distinction is where the proposed metro becomes useful. It does not make every registered project equally attractive. It sharpens the need to separate already-visible supply from speculative station talk.

The names that make the market legible

In Thane’s 400607 belt, the filings show a run of branded, phased projects. Godrej Properties has Godrej Ascend Phase 1 listed as under construction with possession by April 2028, Godrej Ascend Phase 2 by December 2028, Godrej Ascend Phase 3 by October 2029, and Godrej Ascend Phase 4 by December 2029, per their respective MahaRERA project registration filings.

Lodha appears across several Thane registrations too. Lodha Amara Tower 24 And 25 is listed as under construction with possession by March 2028, Lodha Amara Tower 44 by June 2028, Lodha Amara Tower 47 And 48 by June 2029, and Elanor - Tower 1 by December 2031, per the corresponding MahaRERA project registration filings.

Raymond’s 400606 cluster gives another reading of the market. The Address By GS Tower C is listed as under construction with possession by December 2028; The Address By GS Tower D by March 2029; Ten X Era Raymond Realty Tower A by August 2029; and Tenx District 9 Tower A by December 2031, per their MahaRERA project registration filings. For a buyer, this is the difference between buying a headline and buying a delivery calendar.

Kalwa and Mumbra are not footnotes

Kalwa’s supply is smaller in count, but strategically important because the proposed corridor names Kalwa as part of the connectivity chain. Kalwa has Ashar Arize Tower B AND C listed as under construction with possession by December 2027, while Birla Taranya - Phase 1 is listed with possession by March 2032, per their MahaRERA project registration filings. That spread tells a buyer to read Kalwa as a staggered market: some homes sit closer to the current cycle, while others are tied to a longer completion window.

Mumbra has a deeper live count in the official registrations than many casual metro conversations would imply. Dosti Planet North - Dosti Crown is listed with possession by March 2028, Marathon Nexworld Flora by December 2027, Nice World 2 by December 2034, and Noble SKY by December 2033, per their MahaRERA project registration filings. The lesson is not that one pocket is better than another. It is that Mumbra’s registered pipeline spans both near-cycle and long-cycle supply.

The buyer’s test

Until that happens, the cleanest buying rule is to ignore station-premium claims that cannot be tied to a named station.

Use the MahaRERA filing as the first screen. Ask four plain questions. Is the project registered? What is the possession month? Which pincode does it sit in? Is the builder’s broader local presence visible in the same register?

That approach rewards patience. A metro proposal can improve the story of Eastern Thane, but the registered supply already tells buyers where the market has formed. The smartest read today is not “buy because a metro may come.” It is: shortlist projects that make sense without the metro, and let the corridor, when finalised, be the upside.
