Bengaluru’s rising-price headline leaves room for a selective buyer. In Whitefield, Prestige Glenbrook’s reported construction and recorded sales are both well advanced. In Sarjapura, Signature Premier’s construction has moved ahead while its recorded sold share remains below half. Their Q1 2026 quarterly progress reports with K-RERA describe distinctly different buying opportunities. The city’s price direction cannot determine which belongs on a household’s shortlist.

The trigger is NDTV Profit’s housing coverage, which describes greater buyer choice as Pune prices cool and a 14.5% residential price rise in Bengaluru. That contrast invites a quick reading: take your time in Pune, move quickly in Bengaluru. The project histories support a more useful judgement. Even within a rising market, buyers can distinguish between advanced construction with most units recorded sold and substantial construction with a lower recorded sold share.

These dated filings describe reported construction and sales positions, not confirmed current availability, citywide inventory or the cause of price movements.

Glenbrook’s construction catches up with its sales position

Prestige Glenbrook, by PRESTIGE ESTATES PROJECTS in Whitefield, reported 79% construction in its Q3 2025 K-RERA QPR, submitted on 14 January 2026. Recorded sales stood at 277 units. Its Q1 2026 QPR, submitted on 15 July 2026, put construction at 89% and recorded sales at 279.

That is a reported construction increase of 10.0 percentage points alongside a recorded sales increase of 2 units. The history gives substance to the latest snapshot: construction advanced while the sales position was already largely established.

For someone considering Glenbrook, the immediate question is the particular apartment being offered. Its floor, carpet area, orientation and written price deserve close attention because the filing leaves 6 units not recorded as sold. The declared June 2027 completion date in its K-RERA registration record gives that enquiry a clear timeframe. The project record describes it as under construction.

Sarjapura offers a different combination

Signature Premier, by SIGNATURE DWELLINGS, provides the more revealing counterpoint. Its Q3 2025 K-RERA QPR, submitted on 14 January 2026, reported 37% construction and 40 units sold. Its Q1 2026 QPR, submitted on 12 July 2026, reported 65% construction and 48 units sold.

Construction therefore increased by 28.0 percentage points across those filings, while recorded sales increased by 8 units. The latest sold share is 44.0%, with 61 units not recorded as sold. Its project record describes it as under construction, with declared completion in March 2028.

This combination deserves attention from a household that wants to see reported building progress before choosing a home. The useful enquiry is about the available layouts and their prices. A lower recorded sold share alone does not set the value of an apartment; its significance here comes from being read alongside the construction history.

Read the projects side by side

The comparison selects residential/group-housing projects in Whitefield, Sarjapura and Kasaba Hobli with Q1 2026 K-RERA QPR figures and earlier observations. Each project record describes construction as underway. Percentages below come from the named QPR filings; declared completion dates come from the corresponding K-RERA registration records.

The chart holds the reporting period and measure constant. It compares recorded sold shares for these selected projects, rather than treating construction percentages as sales figures.

Evergreen needs a like-for-like reading

Evergreen @ Prestige Raintree Park, by PRESTIGE ESTATES PROJECTS in Whitefield, adds an important verification question. Its Q4 2025 K-RERA QPR, submitted on 15 April 2026, reported 24% construction and 841 units sold. Its Q1 2026 QPR, submitted on 15 July 2026, reported 8% construction and 1171 units sold.

Before using those construction figures to compare projects, ask whether the filings measure the same buildings, work and reporting scope. The different reported percentages do not establish physical reversal or explain the change. The useful finding is the need to establish a consistent basis for comparison, alongside a recorded sales increase of 330 units.

Evergreen’s June 2030 declared completion date suits a different planning horizon from Glenbrook’s. Its latest reported sales position can inform an enquiry, while the construction comparison should wait for that clarification.

Trivik Signature, by TRIVIK SIGNATURE in Kasaba Hobli, presents another profile. Its K-RERA Q4 2025 and Q1 2026 QPRs, submitted on 15 April and 14 July 2026 respectively, show construction moving from 8% to 13% and recorded sales from 8 to 13 units. With declared completion in December 2031, it belongs in a search shaped around a longer wait for handover.

Where the choice becomes useful

Glenbrook offers advanced reported construction with a largely recorded-sold position. Signature Premier brings substantial reported construction alongside a lower sold share. Evergreen calls for clarification of its construction reporting basis. Trivik Signature asks the household to begin with its longer completion horizon.

The strongest opening for a selective buyer lies in those differences. Signature Premier’s construction history earns it attention alongside Glenbrook, despite their very different sales positions. Bengaluru’s price rise supplies the backdrop; the filings reveal how much room remains for a considered choice.
