Builder names need locality attached

The stronger reading comes when the builder name, locality and possession month are kept together.

The Prestige trail shows why. Prestige Daffodils Chsl is a Bandra West project by PRESTIGE ESTATES PROJECTS LIMITED with possession by December 2026, per its MahaRERA registration filing. Prestige Garden Trails is a Mira Road East project by PRESTIGE ESTATES PROJECTS LIMITED with possession by October 2030, per its MahaRERA registration filing. Bellanza Phase 1 - Wing A, B, C At The Prestige City and Bellanza Phase 2 - Wing D, E, F At The Prestige City are Mulund West projects by PRESTIGE MULUND REALTY PRIVATE LIMITED, with possession by December 2026 and June 2027 respectively, per their MahaRERA registration filings.

The name opens the file. The project date tells the buyer what the file means.

That distinction matters in a city reacting to Dharavi. Bandra West with a December 2026 possession date is a near-term purchase. Worli with a June 2032 possession date is a longer planning decision. Mulund West has two filed dates under the same broader city story. The buyer should not let one familiar brand name flatten those choices.

Sobha gives the other end of the calendar. Sobha Inizio is a Sewri project by SOBHA LIMITED with possession by March 2034, per its MahaRERA registration filing. For a buyer looking toward Sewri while Dharavi is back in the news, that date is the central fact. It says the purchase belongs to a long-horizon plan, not a quick move.

What to do with the Dharavi headline

The Dharavi announcement should sharpen the shortlist. It should not replace it.
