Hindustan Times reported that Knight Frank India’s Gulam Zia expects real estate’s share of India’s GDP to rise from 8-9% now to 15-20% by 2047, per Hindustan Times. Knight Frank’s own Vision 2047 report also frames 2047 as a long horizon for India real estate growth, per Knight Frank.

That forecast is too large to buy from. A homebuyer needs a smaller question: where has new supply already entered an official RERA register, and how much can the buyer actually verify before paying?

Quietlist’s read of the official RERA registers shows a useful cross-city pattern. Maharashtra gives the widest spread in this set. Bengaluru gives the deepest filing trail. Noida gives two Indirapuram registrations with near matching timelines. Gurugram gives a longer NCR possession comparison across Sector 106 and Sector 71.

The Forecast Needs a Filing Trail

A GDP-share forecast is a macro number. A flat purchase is a street-level decision. Between the two sits RERA registration.

The Ministry of Housing and Urban Affairs says the Real Estate Act is intended to ensure accountability to allottees, protect their interest and bring transparency, per MoHUA’s RERA portal. That is the buyer reason to care about the register. It turns a growth story into a checklist.

In this set, the official rows do not describe one India market. They describe different disclosure styles. Maharashtra rows carry fresh MahaRERA registrations across Mumbai and Pune-side localities. Bengaluru’s K-RERA rows carry QPR filings with construction progress and sale-to-registration fields. UP-RERA rows for Indirapuram carry public Projectsummary pages. H-RERA rows in Gurugram carry longer possession dates, with a QPR filing available for Sobha Altus.

Maharashtra Is Wide, Bengaluru Is Deep

Maharashtra is the broadest part of this register set. The official MahaRERA rows include Sobha Inizio in Sewri, Bhagwati Elysia III and Bhagwati Elysia IV in Panvel, Signature Space Realty in Kirkatwadi, Signature Business Centre in Bhugaon, Prestige Business Hub in Moshi, and Prestige Platinum in Saswad.

That spread matters. It puts Mumbai-side and Pune-side supply in the same national growth frame, but it does not make them the same purchase. A Sewri buyer, a Panvel buyer and a Saswad buyer are reading different neighbourhoods, different commutes and different possession expectations.

Bengaluru looks different. The supplied K-RERA rows are concentrated in Fraser Town, where Sobha has four registered phases of Crystal Meadows. Per the Q4 2025 QPR filings submitted to K-RERA on 13 April 2026, Sobha Crystal Meadows Phase 2 Wing 7 and 8, Phase 3 Wing 9 to 15, Phase 4 Wing 23 to 28, and Phase 5 Wing 16 to 22 each reported 0.0% construction completion and 0 units sold to registration.

The K-RERA rows also returned a declared cost of ₹790.55 crore for the Bengaluru set, per Quietlist’s read of the official K-RERA project rows. That is the clearest example here of a register turning a national story into buyer-level evidence: named phases, filed progress, possession dates and declared project cost.

NCR Has Two Clocks

NCR gives a different comparison. The Noida rows are nearer dated. The Gurugram rows run longer.

In Indirapuram, Mayflower at The Prestige City and Mulberry at The Prestige City are both under construction, per their UP-RERA Projectsummary rows. The returned UP-RERA rows show registration expiry dates in November 2029.

In Gurugram, Sobha Altus in Sector 106 carries a December 2031 registration expiry, per the H-RERA project row. Sobha Crescent Phase - 1 in Sector 71 carries a March 2033 registration expiry, per the H-RERA project row. Per Sobha Altus’s Q2 2026 H-RERA filing dated 15 July 2026, the filing listed 296 units.

For a buyer comparing NCR options, that is the useful split. Indirapuram is the nearer dated supply pocket in this set. Gurugram asks for a longer wait.

What a Buyer Can Use

The national forecast is useful only after it is broken into purchase decisions.

A buyer who wants a broad city spread can start with the Maharashtra rows and compare Sewri, Panvel and Pune-side localities. A buyer who wants a clear progress trail gets the strongest file in Bengaluru’s K-RERA QPRs. A buyer who wants a nearer NCR possession date can compare the two Prestige City registrations in Indirapuram. A buyer who can wait longer can put Gurugram’s Sector 106 and Sector 71 rows beside that Noida clock.

This is the practical way to read a 2047 housing-growth claim. Do not buy the slogan. Read the registration. Check whether the project is under construction, whether the possession date fits your life, and whether the next filing gives you a measurable update.

India may need a much larger real-estate sector by 2047, as Hindustan Times reported from the Knight Frank interview. The safer buyer response is narrower: choose the market where the official register gives you enough to compare, wait and verify.
