That is a national regulatory moment. The buyer’s answer is not national. Quietlist’s read of the official RERA registers points to a sharper judgement: long-dated supply is already visible from MMR and Pune to Bengaluru, Indirapuram and Gurugram, but the most useful buyer signal is not the extra time. It is the filing trail behind each date.
The clock has moved; the evidence has not
A four-month extension can make a deadline look less tight. It cannot make a weak file stronger, and it does not make a clean file weaker. The practical buyer screen is therefore simple: registered timeline first, latest progress filing where the regulator publishes it, then the locality cluster around the project.
The regulator pages do not all disclose the same fields in the same way; that is the one comparison boundary buyers must keep in view. Maharashtra gives the live policy hook. K-RERA gives the cleanest progress fields in this set. UP-RERA gives project-summary pages for Indirapuram. H-RERA gives recent QPR metadata for Sector 106.

The timing chart matters because it shows why a buyer should not read the extension in isolation. The K-RERA pincode series for Fraser Town shows 4 registrations in May 2026, after 2 in April 2026 and before 1 in June 2026. That is local registration activity, not a verdict on any individual project. It gives buyers one more layer: the project file, and the recent registration pulse around it.

This table is where the extension becomes useful. A buyer in Sewri looking at Sobha Inizio is reading a March 2034 MahaRERA possession month. A buyer in Panvel looking at Bhagwati Elysia III or Bhagwati Elysia IV is reading December 2029. Those are different horizons, even though both sit inside the same state-level regulatory conversation.
Pune is another reminder that the policy headline should not flatten local markets. Bhugaon has Signature Business Centre with a December 2027 possession timeline per its MahaRERA project row. Saswad has Prestige Platinum with a January 2030 timeline per its MahaRERA project row. The question for a buyer is not whether Maharashtra received relief. It is whether the specific project month still fits the household’s move-in and payment plan.
Bengaluru is the clearest test case
The most decisive evidence comes from Fraser Town. The K-RERA filings for Sobha Crystal Meadows Phase 2 Wing 7 and 8, Phase 3 Wing 9 to 15, Phase 4 Wing 23 to 28 and Phase 5 Wing 16 to 22 show a phased programme with long registration timelines and current QPR disclosure.
Per the four Q4 2025 QPR filings with K-RERA, each was submitted on 13 April 2026 and each recorded construction at 0.0%. Quietlist’s read of the K-RERA rows also shows declared project cost of ₹790.55 crore and 253 registered units across the four Fraser Town project rows.
That is the buyer judgement: early-stage phases with long-dated registrations should be bought as patience products. The clean file does not make the waiting period disappear. It makes the waiting period legible. A buyer who needs a near-term home should read that 0.0% progress and the June 2031-to-December 2035 timeline range differently from a buyer who is deliberately choosing a later handover.
NCR shows the same question in another register shape
In Indirapuram, Mayflower at The Prestige City and Mulberry at The Prestige City are under construction, with registration timelines in November 2029 per their UP-RERA project-summary pages. The filings give a project-summary trail, but not the same QPR construction percentage fields visible in the Bengaluru examples above.
Gurugram gives a different read again. Sobha Altus in Sector 106 has a December 2031 registration timeline, and its Q2 2026 H-RERA filing was submitted on 15 July 2026. Sobha Crescent Phase - 1 in Sector 71 carries a March 2033 registration timeline.
The NCR lesson is not weaker or stronger than Maharashtra or Bengaluru. It is more specific: read the register for what it actually publishes, then make the date do real work in your decision.
The buyer’s edge
The extension is neither comfort nor alarm by itself. It is a calendar adjustment layered on top of project files that were already telling buyers how to think.
For Maharashtra, start with the locality and possession month. For Bengaluru, treat the QPR as the spine of the decision. For Indirapuram, use the UP-RERA project-summary page to anchor the project and timeline. For Gurugram, watch the registration timeline and the latest H-RERA filing date.
