The better buyer question is not whether one apartment was expensive. It is whether the supply around this demand is becoming more institutional, better disclosed, and spread across more than one premium pocket. Quietlist’s read of the official H-RERA and MahaRERA registers points to a sharper answer: Gurugram’s visible pipeline is clustered around multiple sectors with recent QPR filings, while Mumbai’s comparable names in this sample sit across older, denser urban nodes and Navi Mumbai/Thane-adjacent growth pockets.
That makes the Dahlias transaction less an outlier than a marker. Gurugram is no longer only selling scale. It is also selling address, developer confidence and future completion visibility.
The premium signal is wider than one tower
A trophy sale can mislead if it is read as the market. The RERA register helps separate the headline from the supply machine behind it.
In Gurugram, the strongest visible concentration is along the Southern Peripheral Road and adjoining new-sector belt. Sector 71 carries Sobha Crescent Phase - 1, Signatureglobal Cloverdale SPR and Signatureglobal Titanium SPR. Sector 93 adds Orchard Avenue - 3 and Signature Global City 93. Sector 106 has Sobha Altus, while Sector 92 has Signature Global City 92.
Mumbai’s side of the sample is more dispersed. Sewri has Sobha Inizio. Panvel has Bhagwati Elysia III and Bhagwati Elysia IV. CBD Belapur has Aakar 88, and Owale has Ace Enclave. This is the familiar Mumbai-region pattern: one project in a high-value island-city or harbour-adjacent location, and more time-bound supply in satellite growth markets.
The difference matters. Gurugram’s premium story is a corridor story. Mumbai’s is a network story.

What buyers can actually verify
The register does not tell the buyer the resale price of a penthouse. It does tell the buyer whether the surrounding supply has a timeline, a filing trail and a named promoter. H-RERA and MahaRERA filings do not publish comparable penthouse transaction consideration for these projects; the useful public evidence is the registered project pipeline, not private deal pricing.
That distinction is important after a ₹271-crore headline. A buyer should not benchmark a sector only by one sale. The firmer test is whether the locality has multiple ongoing registered projects, whether the developer has current filings, and whether the possession window matches the buyer’s horizon.

Per Sobha Altus’s Q2 2026 QPR filing with H-RERA, the project reported 296 units in that filing. Per Signatureglobal Titanium SPR’s Q2 2026 QPR filing with H-RERA, the filing carried 613 units. Per Signatureglobal Cloverdale SPR’s Q1 2026 QPR filing with H-RERA, the corresponding figure was 837 units. These are not sales claims. They are filing disclosures, and that is exactly why they are useful.
Gurugram has depth; Mumbai has range
Gurugram’s sample has a tighter geography. Sector 71 and Sector 93 account for the visible weight, with Sector 106 and Sector 92 widening the map. That is a buyer-friendly shape if the buyer is comparing nearby alternatives: the same family can assess multiple registered projects without changing its commute logic entirely.
The Sobha footprint also cuts across both metros in this sample: Sobha Altus and Sobha Crescent in Gurugram, Sobha Inizio in Sewri. That tells a useful story about premium developers treating NCR and Mumbai not as separate playbooks, but as parallel capital-allocation markets with different land grammars.
Mumbai’s range is the counterpoint. Sewri is not Panvel; CBD Belapur is not Owale. The buyer is not choosing within one corridor as much as choosing between urbanity, commute trade-offs and time to possession. Bhagwati Elysia III and Bhagwati Elysia IV both sit in Panvel with possession by December 2029 per MahaRERA registration details. The buyer’s judgement
The Dahlias sale says that Gurugram can command Mumbai-like attention at the top end. The register says something more practical: Gurugram’s ongoing supply around the new-sector premium belt is now broad enough for comparison, not just aspiration.
For a buyer, that changes the checklist. Do not ask only whether a project is in a hot corridor. Ask whether the corridor has competing registered supply, whether the filing trail is recent, and whether the completion window suits the family balance sheet. On those tests, Gurugram’s Sector 71-Sector 93 belt deserves a serious look. Mumbai still offers the deeper metropolitan ladder, from Sewri to Panvel and CBD Belapur, but its choices are more location-specific.
The ₹271-crore penthouse is the headline. The more durable story is quieter: India’s premium housing market is being repriced not only by one marquee address, but by a registered supply base that buyers can read, compare and question before they commit.
