A road can change how Sector 104 feels on the ground. It cannot change the possession date printed in a project filing.

That is the practical reading of Gurgaon’s latest access news. Haryana has begun the process to acquire 10.61 acres for 24-metre sector roads in New Gurgaon sectors 81 to 86 and Sector 104, according to Square Yards Blog’s 5 October 2026 report, Property in Gurgaon: 10.6-acre road acquisition to boost flats in New Gurgaon and Sector 104. The Tribune also reported the 10.61-acre figure and the 24-metre road purpose for the Gurugram-Manesar Urban Complex, per its Haryana report.

Quietlist’s read of the HRERA register shows the buyer story more clearly. Sector 104 already has under-construction registered supply. The filings show near-term possession, a thick 2030 band, and a later 2032 tail.

That split matters. A family that needs a home soon should read this news differently from a buyer who is comfortable waiting into the next decade.

The Supply Is Already On The Map

The reported road acquisition names Sector 104 alongside New Gurgaon sectors 81 to 86, per Square Yards Blog. The Times of India also reported that Haryana would assess acquiring 10.6 acres for 24-metre roads in sectors 81 to 86 and 104, per its Gurgaon report.

Quietlist’s read of HRERA project records and latest QPR filings found 12 ongoing Sector 104 projects and 1 ongoing Dwarka project in this road-linked set. That makes the road story a live shortlist question, not a distant planning note.

The Sector 104 list includes Hero Homes, Yashika-104, The Palatial Phase 1, The Palatial Phase 2, The Palatial Phase 4, Levante Residences, M2K Olive Green Floors, Zara Aavaas-3, ATS Triumph Villas, Delphine Central Park Estates Phase III, Hero Homes Tower 8, and the Juventus Estate Group Housing Project. Windchants Phase C sits in Dwarka within the wider Dwarka Expressway market.

The First Filter Is Time

The early end is clear. Zara Aavaas-3 carries a December 2026 possession timeline, per Zara Aavaas-3’s Q1 2026 QPR filing with HRERA, filed on 15 June 2026. Yashika-104 carries January 2027, per Yashika-104’s Q2 2026 QPR filing with HRERA, filed on 15 July 2026. Hero Homes carries February 2027, per Hero Homes’ Q1 2026 QPR filing with HRERA, filed on 15 April 2026.

Hero Homes Tower 8 carries September 2027, per its Q1 2026 QPR filing with HRERA, filed on 15 April 2026. ATS Triumph Villas carries December 2028 in the HRERA project record. M2K Olive Green Floors carries December 2029, per its Q1 2026 QPR filing with HRERA, filed on 15 April 2026.

Then comes the 2030 band. Hero Realty’s The Palatial Phase 1, Phase 2 and Phase 4 each carry June 2030, per their Q2 2026 QPR filings with HRERA, filed on 14 July 2026. Juventus Estate’s Group Housing Project carries October 2030, per its Q1 2026 QPR filing with HRERA, filed on 17 April 2026. Windchants Phase C carries March 2030, per Windchants Phase C’s Q2 2026 QPR filing with HRERA, filed on 14 July 2026.

The chart shows why the road news should be used carefully. The same access improvement reaches a December 2026 home, a June 2030 phase and a November 2032 project at very different points in a buyer’s life.

The unit column adds the second layer. Sector 104 is spread across years, builders and phase styles. Hero Homes and Yashika-104 sit in the nearer band with larger filed unit counts. The Palatial phases form a separate 2030 group under Hero Realty. Levante Residences and Delphine Central Park Estates Phase III extend the wait into 2032.

The returned QPR rows did not carry construction-percentage values for these projects. That keeps the comparison clean: read the status, possession timeline, unit filing and filing date. Do not infer physical progress from a road headline.

What A Buyer Should Do With This News

The acquisition news improves the map around the shortlist. It does not remove the need to choose between possession years.

For a buyer who wants Sector 104 because of Dwarka Expressway access, the nearer set starts with Zara Aavaas-3, Yashika-104, Hero Homes and Hero Homes Tower 8. For a buyer willing to wait longer, the 2030 set opens The Palatial phases, Juventus Estate’s Group Housing Project and Windchants Phase C. For someone planning further out, Levante Residences and Delphine Central Park Estates Phase III sit in the 2032 band.

That is the better way to use the 24-metre-road news. Start with the year you can accept. Then compare the named project, builder, latest HRERA filing date and unit count inside that year band.

Sector 104’s advantage is no longer only a future road line on a planning map. The registered choices are visible now. The buyer’s work is to match the promise of better access with the possession date they can live with.
