Tower J at Chintels Paradiso is now the hard fact in Gurugram’s home search. Hindustan Times reported on 22 September 2026 that the developer had sought permission to demolish the tower after it was declared unsafe in 2024 and vacated: https://www.hindustantimes.com/cities/gurugram-news/chintels-paradiso-developer-seeks-nod-to-raze-6th-tower-101790014845738.html.

The buyer lesson is practical. Concrete quality is difficult to judge from a sample flat. A dated HRERA filing is easier to check. A possession month is easier to compare. A locality with more than one current filing gives a family something better than a launch pitch: it gives a second option to hold beside the first.

This review uses ongoing HRERA-registered projects in Sector 93, Sector 37D, Sector 92, Sector 80, Sector 106, Sector 43 and Sector 95. These are not presented as every choice in Gurugram. They are a useful registered set because they put the same buyer question across different parts of the city: which file gives a clearer wait, and which file gives enough local context to compare?

Sector 93 Has The Most Useful Reading Desk

Sector 93 stands out because the comparison is thick enough to matter. Per the latest HRERA QPR rows, it has four ongoing filings and 2,378 reported units. That does not make any one project better. It makes the buyer’s reading work more useful.

The locality lets a family compare different builders, possession months and project formats without changing the search area. Signature Global City 93 filed its Q1 2026 QPR with HRERA on 18 April 2026; that filing reported 1,189 units, and the project row carries a November 2027 registration-expiry month. Orchard Avenue - 3 filed its Q1 2026 QPR with HRERA on 22 April 2026; that filing reported 257 units, with a July 2028 registration-expiry month.

The DLF entries add another reading line in the same sector. Independent Floors at DLF Gardencity Enclave filed its Q1 2026 QPR with HRERA on 13 April 2026; that filing reported 388 units, with an August 2027 registration-expiry month. Independent Floors at DLF Gardencity Enclave Phase 2 filed the next day, reported 544 units and carries an October 2028 registration-expiry month.

That is the point. After Tower J, the sharper buyer does not ask only, “Which brand do I like?” The sharper question is, “What can I compare against this file in the same search frame?”

The Same City, Different Waits

Sector 37D gives a different answer. DE-Luxe DXP filed its Q1 2026 QPR with HRERA on 14 April 2026; that filing reported 1,215 units, and the project row carries a March 2031 registration-expiry month. Signature Global City 37D Extn. filed its Q1 2026 QPR with HRERA on 22 April 2026; that filing reported 72 units, with a January 2027 registration-expiry month.

Sector 92 reads cleaner for a family focused on the nearer date. Signature Global City 92-(1) filed its Q1 2026 QPR with HRERA on 18 April 2026, with 576 units reported. Signature Global City 92-2 filed on 23 April 2026, with 688 units reported. Both project rows carry December 2026 registration-expiry dates.

The longer wait sits in other files. Sobha Aranya Phase-1 in Sector 80 filed its Q2 2026 QPR with HRERA on 15 July 2026 and carries an October 2030 registration-expiry month. Sobha Altus in Sector 106 filed on 15 July 2026 and carries a December 2031 registration-expiry month. Godrej Miraya in Sector 43 filed its Q1 2026 QPR with HRERA on 13 April 2026 and carries a September 2031 registration-expiry month.

Read The File For The Question It Answers

The Haryana Government Gazette’s HRERA Gurugram QPR format, returned in this research at https://haryanarera.gov.in/regulations/Quarterly_Progress_ReportGURUGRAMRegulations2018.pdf, is the public rule-set behind quarterly progress reporting. For a buyer, its value is simple: it gives a dated place to look.

The construction-percentage field was blank in the HRERA rows reviewed for this project set. For these rows, the buyer gets filing dates and possession months, but not a disclosed construction percentage.

What To Do With The Tower J Lesson

The Tower J news should make buyers more demanding, not more fearful. Gurugram still has current HRERA filings a family can read before paying. The difference is discipline.

If the family wants earlier possession, the December 2026 and 2027 rows deserve first reading. That points the search toward Sector 92, Signature Global City 37D Extn., Signature Global Aspire Extn., Signature Global City 93 and DLF Gardencity Enclave. The site visit should then match the exact tower, floor and home to the filed project.

If the family can wait, the 2030 and 2031 rows can still be sensible. But the wait has to be a household decision, not a sales-office mood. Rent, school years and loan cash flow need to survive the same calendar that the filing shows.

A brochure can start the search. After Tower J, it should not finish it. The file has to do real work: recent QPR, possession month, local alternatives and a clear reason why that wait fits the buyer’s life.
