The real divide is not north versus south, or Mumbai versus NCR. It is between compact branded programmes and scattered locality bets. One asks the buyer to compare phases inside a known campus. The other asks the buyer to test each address as a separate life decision.
The Map Is Wider Than The Old Luxury Map
Mumbai shows the split clearly. Sewri and Panvel sit inside the same metropolitan conversation, but they are not interchangeable choices. Per the Maharashtra RERA project entries, Sobha Inizio is an under-construction Sewri project with possession by March 2034, while Bhagwati Elysia III and Bhagwati Elysia IV are under-construction Panvel projects with possession by December 2029. The buyer question is not whether Mumbai has premium supply. It is whether the household is buying a central-city hold or a growth-node hold.
Bangalore is different. The visible supply is concentrated in Fraser Town, and it comes as a staged Sobha programme. Per the Q4 2025 QPR filings with K-RERA, Sobha Crystal Meadows Phase 2 Wing 7 and 8, Phase 3 Wing 9 to 15, Phase 4 Wing 23 to 28 and Phase 5 Wing 16 to 22 each returned 0.0% construction progress in filings submitted on 13 April 2026. That is not a warning; it is a clock. A buyer who likes the address still has to choose the phase whose official timeline matches the family’s patience.
Pune is the opposite shape. The Maharashtra RERA entries spread across Kirkatwadi, Bhugaon, Moshi and Saswad. That makes Pune less of a single premium cluster in this set and more of a four-address test. Commute, school radius, work pattern and holding period matter more here than a broad city label.

The Cleanest Test Is In The Filings
The premium tag can make unlike projects sound comparable. The filings separate them. They show whether the project is under construction, where the registration timeline ends, and where a QPR filing gives current progress.

Three Buyer Markets, Not One
The first buyer market is the phased-campus market. Bangalore’s Fraser Town set is the best example because the filing trail is unusually comparable. The same brand, same locality and same QPR filing date let the buyer focus on the official end dates: June 2031, December 2032, December 2033 and December 2035. Per the same Q4 2025 K-RERA filings, the returned construction progress was 0.0% across all four phases. The premium decision here is not “Should I buy Sobha?” It is “Which phase’s waiting period am I actually prepared to own?”
The second buyer market is the paired-locality market. In Indirapuram, Mayflower at The Prestige City and Mulberry at The Prestige City share the same developer brand and the same November 2029 registration-expiry month, per UP-RERA Projectsummary records. That makes the comparison cleaner. Once the filing timeline is aligned, the next questions should be product plan, tower location, payment schedule and fit for actual use.
The third buyer market is the sector-and-address market. Gurgaon’s Sobha Crescent Phase - 1 in Sector 71 and Sobha Altus in Sector 106 are both under construction, per H-RERA project entries. Sobha Altus also carries a Q2 2026 filing dated 15 July 2026, per the returned H-RERA QPR row. That gives the buyer a simple discipline: compare sectors only after asking which filing gives the more current view.
Mumbai and Pune demand the same discipline in a different form. In Mumbai, Sewri and Panvel should not sit in one mental bucket merely because both belong to the same metro region. In Pune, four localities mean four separate address tests. The register is useful because it slows the buyer down before the brochure speeds the buyer up.
The Verdict For 2026
The national luxury story is real enough to deserve attention. But the official filings make one judgement unavoidable: premium housing in 2026 is becoming more distributed, and distributed supply punishes lazy shortlists.
A strong buyer shortlist should shrink as the market widens. Keep the national mood in view, but buy from the project artifact. In Fraser Town, the artifact says phase selection is the decision. In Indirapuram, it says paired comparison is the decision. In Gurgaon, it says current filing evidence is the decision. In Sewri, Panvel and Pune’s spread-out localities, it says the address must earn its place on the household map.
That is the practical edge. Luxury may be the headline. The filing is the filter.
