Fifteen Filed Projects Show Where India’s 6% Price Rise Becomes A Real Wait

A 6% all-India housing price rise in Q1 FY27 sounds like one market moving in one direction. Outlook Money carried the national price hook. Quietlist’s read of the official K-RERA, UP-RERA, H-RERA and MahaRERA filings turns that price story into a buyer’s calendar. The useful cut is a current cross-city set of 15 ongoing RERA filings linked to the same national mood: branded supply in the Mumbai region, Bengaluru, Pune, Noida and Gurgaon. These are not a price index. They are the filed homes a buyer can inspect when the index says the market has firmed.

The Split That Matters

The spread is wide. The earliest possession date in this set is December 2027. The latest is December 2035. That gap is the first buyer filter.

Pune has 4 ongoing entries, with 3 due by December 2029 and 1 running into 2030 or later. Bengaluru has 4 ongoing entries, all running into 2030 or later. The Mumbai region has 3 entries, with 2 due by December 2029 and 1 later. Noida has 2 entries, both due in November 2029. Gurgaon has 2 entries, both running into 2030 or later.

Bengaluru Has The Longest Paper Trail

In Fraser Town, K-RERA shows 4 ongoing Sobha Crystal Meadows phases with registration expiries from June 2031 to December 2035. The same K-RERA project rows show Rs 790.55 crore of declared project cost across the four phases.

The progress trail is unusually explicit. SOBHA Crystal Meadows Phase 2 Wing 7 and 8, Phase 3 Wing 9 to 15, Phase 4 Wing 23 to 28 and Phase 5 Wing 16 to 22 each show 0.0% construction completion in their Q4 2025 QPR filings submitted on 13 April 2026.

That is not praise or warning. It is paperwork a buyer can use. A Fraser Town buyer is looking at a central address, a known promoter, a long possession calendar and quarterly filings that can be checked again.

NCR Gives Two Different Reads

Noida’s current view is nearer. UP-RERA shows Mayflower at The Prestige City and Mulberry at The Prestige City in Indirapuram, with registration expiries in November 2029.

Gurgaon asks for a longer wait. Sobha Altus in Sector 106 has a December 2031 registration expiry and a Q2 2026 QPR filing submitted on 15 July 2026, per the H-RERA filing. Sobha Crescent Phase - 1 in Sector 71 has a March 2033 registration expiry, per the H-RERA project row.

For an NCR buyer, the choice is not just Noida versus Gurgaon. It is November 2029 in Indirapuram versus December 2031 or March 2033 in separate Gurgaon sectors.

Maharashtra Runs From Near Pune To Long Sewri

MahaRERA shows a mixed spread. In the Mumbai region, Sobha Inizio in Sewri carries possession by March 2034. Bhagwati Elysia III and Bhagwati Elysia IV in Panvel carry possession by December 2029.

Pune’s rows sit closer. Signature Business Centre in Bhugaon carries a December 2027 possession date. Prestige Business Hub in Moshi carries a June 2028 possession date. Signature Space Realty in Kirkatwadi carries a December 2028 possession date. Prestige Platinum in Saswad carries a January 2030 possession date.

The Buyer Call

A rising national price print should make a buyer more disciplined, not more hurried.

If the priority is a shorter registered wait, start with the Noida and Pune rows. If the priority is a central Bengaluru address with detailed quarterly progress filings, Sobha in Fraser Town gives more documents to follow and a longer wait to accept. If the priority is NCR with a later possession date, Gurgaon needs a sector-by-sector comparison. If the priority is the Mumbai region, Panvel and Sewri sit on different calendars.
