That is not a contradiction buyers can solve with a brochure. It is a contradiction they have to underwrite.

The useful question is not whether Gurgaon deserves its premium story. It is where the official filings make that story easiest to audit. Quietlist’s read of the official H-RERA register shows one answer: Sector 93 gives the broadest near-term comparison among the named Gurgaon sectors here, with four under-construction registrations, all carrying Q1 2026 QPR filings, and registered timelines running from August 2027 to October 2028.

That does not make the roads better. It makes the buyer’s wait more legible.

The Road Argument Needs A Register Test

A road is felt every morning. A filing is read once, then checked again before money moves. In Gurgaon, both matter, but they answer different questions.

The road-price story tells a buyer why anxiety is high. The H-RERA register tells the buyer which promise has a date, which promoter filed a progress update, and which sector gives enough comparable projects to avoid judging the market from a single sales office.

Its Phase 2 Q1 2026 QPR filing with H-RERA was filed on 14 April 2026, carries an October 2028 registered timeline, and reports 544 QPR-declared homes. Per Orchard Avenue - 3’s Q1 2026 QPR filing with H-RERA, the project filed on 22 April 2026, carries a July 2028 registered timeline, and reports 257 QPR-declared homes.

That mix gives a buyer three practical checks in one sector: a larger registered project, two DLF floor phases, and another Signature Builders filing. The buyer is not forced to turn a single project into a sector thesis.

Per Sobha Crescent Phase - 1’s H-RERA project filing, Sobha Crescent Phase - 1 is under construction with a March 2033 registered timeline.

That is the buyer consequence. Sector 71 gives recognizable names and active filings, but the calendar itself is the price of entry.

Sector 106 Splits Brand Comfort From Time Comfort

Sector 106 is the cleanest reminder that a sector label can hide very different clocks.

Per Sobha Altus’s Q2 2026 QPR filing with H-RERA, the project filed on 15 July 2026 and carries a December 2031 registered timeline. Per Godrej Meridien Phase III’s Q1 2026 QPR filing with H-RERA, the project filed on 15 April 2026 and carries a March 2027 registered timeline.

A buyer comparing Sobha Altus and Godrej Meridien Phase III is not only comparing Sobha and Godrej. The sharper decision is whether the household wants a longer planned wait or a nearer registered end date within the same sector frame.

The Buyer’s Judgement

Gurgaon’s price story is noisy because the city makes buyers hold two truths at once. The civic argument remains visible. The registered housing pipeline is still active, named and dated.

The right buyer response is discipline, not cynicism. Start with the sector that gives the widest near-term comparison: Sector 93. Use Sector 92 and Sector 95 to test nearer registered timelines. Use Sector 106 to separate brand comfort from time comfort. Treat Sector 71 as a longer-calendar choice.
