The Office Fact

A Bellandur office desk has become a sharper home-search clue.

Accenture has renewed 4.41 lakh sq ft and leased another 1.26 lakh sq ft in Bellandur, taking its total office footprint there to 5.67 lakh sq ft, per Hindustan Times, https://www.hindustantimes.com/real-estate/accenture-expands-bengaluru-lease-by-1-26-lakh-sq-ft-takes-total-office-footprint-to-5-67-lakh-sq-ft-101790171910457.html. For a buyer, the useful fact is the geography. Bellandur sits beside the Outer Ring Road work belt, while the K-RERA register shows active residential choices east and south-east of that job base.

Accenture’s own locations page lists Bellandur addresses at Pritech Park and Primal Projects SEZ, per Accenture, https://www.accenture.com/en/about/location. Public sources returned for this run did not disclose project-by-project commute times from the homes below to the Accenture lease, so this piece stays with what can be checked: registered projects, QPR filings, construction progress and possession dates.

What The Register Says

The strongest housing read near the Bellandur job base is a spread of possession dates.

Whitefield gives the clearest near-term set. Prestige Glenbrook is 89% complete with a June 2027 registration expiry, per its Q1 2026 QPR filing with K-RERA, filed 15 July 2026. Prestige Serenity Shores is 82% complete with an August 2027 registration expiry, per its Q1 2026 QPR filing with K-RERA, filed 15 July 2026. Prestige Park Grove in Kadugodi is 58% complete with a December 2027 registration expiry, per its Q1 2026 QPR filing with K-RERA, filed 15 July 2026.

That matters because a Bellandur worker does not have only one kind of decision. Some buyers want a shorter wait. Some want a larger township-style plan. Some want a later possession date if that gives them time to arrange money.

The K-RERA filings show that spread clearly.

The Buyer’s Real Choice

A Bellandur-linked buyer should first separate the near-possession homes from the later-cycle homes.

The near-possession group is led by Whitefield, Gunjur Village and Varthur. Prestige Glenbrook, Prestige Serenity Shores, Prestige Lavender Fields and Prestige Tech Forest show construction completion from 78% to 89% in their latest QPR filings with K-RERA. These are the homes where the next question is practical: floor plan, tower location, carpet area, agreement terms and handover readiness.

The middle of the list is different. Prestige Park Grove in Kadugodi and Signature Premier in Sarjapura sit at 58% and 65% construction completion respectively, per their Q1 2026 QPR filings with K-RERA. They are a longer wait than projects already near the final stretch. A buyer choosing them should be comfortable with more construction still ahead.

The later-cycle set is clearer still. Evergreen @ Prestige Raintree Park in Whitefield shows 8% construction completion and a June 2030 registration expiry. Eaton Park @ The Prestige City in Yamare Village shows 2% construction completion and the same June 2030 registration expiry. Both figures come from Q1 2026 QPR filings with K-RERA, filed 15 July 2026. These are longer-horizon choices.

The office lease does not make every east Bengaluru home equally suitable. It rewards discipline. Match the home to the wait you can live with.

Where The Money Sits

The filings also show the scale of capital committed across this search belt. Prestige Park Grove carries a declared project cost of ₹2269.05 crore, per its K-RERA project record. Evergreen @ Prestige Raintree Park carries ₹1142.26 crore, per its K-RERA project record. Prestige Southern Star in Akshayanagar carries ₹1339.86 crore, with 41% construction completion and a September 2029 registration expiry, per its Q1 2026 QPR filing with K-RERA, filed 15 July 2026.

Those figures do not choose a flat for you. A declared cost cannot tell a buyer which tower, floor or carpet area is right. But it does show that this is a broad residential belt, not a thin response to a single office headline.

The cleanest buying rule is this: start with possession date, then check the commute, then inspect the unit.

For someone working in Bellandur, Whitefield and Kadugodi deserve the first inspection run because the filings show multiple ongoing projects with 2027 expiry dates. Gunjur Village and Varthur enter the same conversation where the buyer is comfortable with that side of the map. Sarjapura and Yamare Village are useful for buyers who accept a different location trade-off and a longer wait.

The Quiet Read

Accenture’s Bellandur expansion is a reason to be more exact.

The K-RERA filings show near-term, mid-term and 2030 possession choices already in place around the office belt. That is the useful part of the news. A buyer does not have to buy the office headline. A buyer has to decide how much wait, how much travel and how much project maturity they want to live with.

Bellandur has made that question sharper. The register gives enough to start answering it.
