A possession date is now the first number Gurugram buyers should compare. On 17 October 2026, Hindustan Times reported that DTCP was moving to take administrative control of The Venetian site in Sector 70, while buyers sought clarity on how that step would lead to possession.
That question reaches beyond one address. Gurugram has a large spread of registered supply with possession dates running from December 2026 to December 2031 among the residential projects examined here. Buyers can use that spread to choose how long they are prepared to wait, rather than treating every developing sector as one market.
DTCP Haryana’s public-notices page identifies its administrative action concerning the Sector 70 development, but DTCP has not published a dated possession schedule there. That missing date is the useful lesson: an official intervention and a possession commitment are different pieces of information.
The supply is broad, but the dates are far apart
Quietlist’s read of HRERA’s registered-project entries and the latest available QPRs finds 88 ongoing projects across Sectors 37D, 43, 80, 92, 93, 95 and 106. Together, their filings account for 31,981 registered units.
Sector 37D has the largest registered-unit base in this group, at 10,792 units across 23 projects. Sector 93 follows with 6,859 units across 19 projects. Sector 106 has 4,603 units across 14 projects, while Sector 92 has 4,303 units across 10 projects. These are register totals, not sales or available inventory.

The shape matters. A buyer comparing Sector 37D with Sector 93 is choosing between two substantial pools of registered development. Sector 43, by contrast, has a smaller registered base in this selection and a different set of possession dates.
One city, several possession windows
The table below uses each project’s HRERA status, registered possession date and latest cited QPR. The cited HRERA QPR rows do not state an overall construction percentage, so that field is shown as not disclosed.

Each row comes from the named project’s latest cited QPR filing with HRERA and its registered project entry. The dates create distinct choices. The two Sector 92 projects have registered possession in December 2026. Sector 93 offers examples dated from August 2027 to October 2028. The featured projects in Sectors 37D, 43, 80 and 106 extend into 2030 and 2031.
What buyers should do with the dates
A shorter wait can suit a household paying rent or planning around a school year. A later possession date may suit someone who wants more time to arrange funds. The important step is to compare projects within the same personal deadline.
Start with three documents: the HRERA project entry, the latest QPR and the agreement offered for signing. Check that the project name, phase and possession date match across them. Then read the next QPR when it is filed. A sector-level story cannot replace this project-level check.
The Sector 70 development has brought possession clarity back to the centre of Gurugram’s housing discussion. The wider register shows why that is useful. Buyers already have projects carrying very different timelines across Sector 92, Sector 93, Sector 37D and newer supply locations.
The practical choice is to fix the latest acceptable possession month first. Compare only the projects that fit it. In a market with 31,981 registered units across these seven sectors, patience should be a deliberate choice, not an assumption.
