That is one locality label, but three different purchase conversations. One is late-stage comfort. One is a mid-to-late construction screen. One is a longer-cycle commitment. Price matters in all three. Timing decides whether the same price feels manageable or stretched.

The East Is Not A Single Bet

The eastern and south-eastern corridor is still taking new supply into the official system. K-RERA registration strings parsed for the selected Bengaluru pincodes show 13 registrations in January 2026, 11 in February 2026, 5 in March 2026, 7 in April 2026, 15 in May 2026, 5 in June 2026, and 11 in July 2026.

That spread is the buyer’s working map. A household that wants nearer possession comfort should read the late-stage QPRs first. A household that can wait can study earlier-stage supply, but the payment rhythm has to match the waiting period.

A buyer willing to wait can read early-stage supply differently. That is a different financial commitment from a project carrying a 2026 or 2027 timeline. It should be underwritten with a different household cash-flow plan.
