Prestige Glenbrook reported 89.0% construction in its Q1 2026 Karnataka RERA quarterly progress report. Prestige Park Grove reported 58.0%. Their declared completion dates fall in June and December 2027 respectively. For buyers comparing Whitefield with Kadugodi, those months and construction stages belong together: Glenbrook offers the stronger starting point for a shortlist that prioritises work already reported.

The difference has a history. Across the projects’ Q3 2025, Q4 2025 and Q1 2026 K-RERA filings, their construction gap reads 32.0, 32.0 and 31.0 percentage points. Both recorded progress. The useful finding is how little their relative stages changed while that work advanced.

June, August and December deserve separate readings

Prestige Glenbrook, in Whitefield, is promoted by PRESTIGE ESTATES PROJECTS. Its K-RERA registration declares completion on 30 June 2027. Prestige Serenity Shores, also in Whitefield, names PRESTIGE HABITAT VENTURES and declares 31 August 2027. Prestige Park Grove, in Kadugodi, names PRESTIGE PROJECTS and declares 31 December 2027.

These projects make a useful comparison because their registered category is Residential/Group Housing, their records describe them as under construction, and their progress histories cover matching reporting periods. The chart selects these projects on that basis, with declared completion in 2027, rather than mixing unrelated registration counts into a construction comparison.

Park Grove’s declared completion falls 6 calendar months after Glenbrook’s. Serenity Shores falls 2 calendar months after Glenbrook’s, according to their K-RERA registration dates. That spacing matters to a household deciding when it wants to move. A December completion plan belongs in a different household budget and rental discussion from a June plan, even when both appear under the same year in a property search.

These dated filings establish reported construction stages, rather than performance against individual deadlines, confirmed possession dates, occupancy or current availability.

The supported judgement is therefore specific. Glenbrook has more construction reported and an earlier declared finish. Park Grove combines a later declared finish with a different construction stage. Neither percentage should be stretched into a prediction about how either project will perform against its own date.

The middle filing strengthens the comparison

Looking only at the endpoints could hide how the reported work accumulated. The intervening Q4 2025 filing makes the comparison more useful.

Glenbrook and Park Grove each added 7.0 percentage points between Q3 2025 and Q4 2025. Their subsequent advances were 3.0 and 4.0 points respectively. This explains why the gap stayed unchanged through the middle filing before narrowing by 1.0 point in Q1 2026. The later-declared project recorded a slightly larger overall gain, while Glenbrook retained its more advanced reported stage.

Serenity Shores adds a useful comparison between them. Its successive advances were 6.0 and 5.0 percentage points, per its K-RERA Q3 2025, Q4 2025 and Q1 2026 QPRs. Its construction gap from Glenbrook moved from 8.0 to 9.0 to 7.0 points. Buyers considering the June and August completion dates can therefore compare a relatively close pair of reported stages alongside their different declared months.

Fully reported sales can coexist with advancing construction

Serenity Shores reported 657 units sold against 657 total units throughout the compared filings. Over the same history, construction moved from 71.0% to 82.0%, according to its Q3 2025 and Q1 2026 K-RERA QPRs. Its unchanged sales tally accompanied substantial additional reported work.

That makes Serenity Shores particularly instructive for anyone tempted to use sales as a shortcut for assessing construction. The reported sold share was already 100.0% at the earlier construction stage. Following the construction entries reveals what changed afterwards.

Park Grove offers a similar distinction within the later reporting interval. Its Q4 2025 and Q1 2026 K-RERA QPRs both report 3068 units sold against 3715 total units. Construction advanced from 54.0% to 58.0%. Glenbrook’s corresponding filings show the sold tally moving from 278 to 279 against 285 total units, while construction rose from 86.0% to 89.0%.

For a buyer prioritising reported construction, the order remains Glenbrook, Serenity Shores, then Park Grove. Their declared June, August and December completion dates give that order essential context. Similar construction gains left the stage comparison intact; a shared 2027 label should preserve those differences when the shortlist becomes a decision.
