A Gurugram buyer has a new reason to slow down before falling for the loudest launch. Hindustan Times reported that over 35,000 property deals worth ₹55,000 crore in Badshahpur are under Income Tax scrutiny, with officials examining registrations and financial reporting, per Hindustan Times, https://www.hindustantimes.com/india-news/over-35-000-property-deals-worth-55-000-crore-face-income-tax-scrutiny-in-gurugrams-badshahpur-101791520790058.html.

The buyer verdict from the HRERA files is sharper than “check documents”. In the current registered supply across the selected Gurugram sectors, Sector 37D deserves the first read because it combines the largest filing base, the widest builder spread and a real spread of possession dates. Sector 93 is the serious cross-check because its named files bring nearer possession months into the same conversation.

Quietlist’s read of HRERA project records and QPR filings for ongoing Gurugram projects shows 23 ongoing projects, 10,792 QPR units and 13 builder brands in Sector 37D. Sector 93 shows 19 ongoing projects, 6,859 QPR units and 10 builder brands, per the same HRERA project records and QPR filings.

Why Sector 37D Comes First

The Badshahpur story is about scrutiny of property registrations and financial reporting. It does not name the projects a buyer should shortlist. The HRERA files do something more useful: they show where a buyer can compare multiple active registered projects without leaving the same sector.

Among the seven selected Gurugram sectors in Quietlist’s read of HRERA project records and QPR filings, Sector 37D has the largest ongoing project base and the largest QPR unit base. Sector 93 follows. Sector 106 has 14 ongoing projects and 4,603 QPR units. Sector 92 has 10 ongoing projects and 4,303 QPR units. Sector 95 has 11 ongoing projects and 3,021 QPR units, per the same HRERA project records and QPR filings.

The chart matters because a buyer is rarely choosing only a project. The buyer is choosing a wait, a builder, a payment plan and a location together. A sector with more active HRERA files lets the household compare those choices side by side.

The Files To Put On One Page

Sector 37D is not useful only because it is large. It is useful because its files do not all ask the same thing of the buyer. DE-Luxe DXP and Signature Global City 37D Extn. sit in the same locality but show very different possession months in the HRERA project records.

Per DE-Luxe DXP’s Q1 2026 QPR filing with HRERA, the latest filing date is 14 April 2026 and the QPR unit count is 1215; the HRERA project record shows a March 2031 possession date. Per Signature Global City 37D Extn.’s Q1 2026 QPR filing with HRERA, the latest filing date is 22 April 2026 and the QPR unit count is 72; the HRERA project record shows a January 2027 possession date.

That spread is the reason Sector 37D earns the first look. A buyer who wants the larger active file can read DE-Luxe DXP. A buyer who wants the nearer possession month can read Signature Global City 37D Extn. The choice is still personal, but the paperwork gives the buyer a cleaner way to frame it.

Sector 93 Is The Control Sample

Sector 93 is the useful second screen because it gives named alternatives with nearer possession months. Per Signature Global City 93’s Q1 2026 QPR filing with HRERA, the filing date is 18 April 2026 and the QPR unit count is 1189; the HRERA project record shows a November 2027 possession date. Per Independent Floors AT DLF Gardencity Enclave’s Q1 2026 QPR filing with HRERA, the filing date is 13 April 2026 and the QPR unit count is 388; the HRERA project record shows an August 2027 possession date.

That puts Signature Global City 93 and Independent Floors AT DLF Gardencity Enclave in a practical buyer comparison. One file belongs to Signature Builders. One belongs to DLF. The possession months are close enough for a household to compare the wait directly.

Sector 93 also has Orchard Avenue - 3, whose Q1 2026 QPR filing with HRERA is dated 22 April 2026 and shows 257 QPR units; the HRERA project record shows a July 2028 possession date. Independent Floors AT DLF Gardencity Enclave Phase 2 has a Q1 2026 QPR filing dated 14 April 2026, 544 QPR units and an October 2028 possession date, per its HRERA QPR filing and project record.

The Other Sectors Still Matter

The wider Gurugram screen is not empty outside these two sectors. Sobha Aranya Phase-1 in Sector 80 has a Q2 2026 QPR filing dated 15 July 2026, 527 QPR units and an October 2030 possession date, per its HRERA QPR filing and project record. Sobha Altus in Sector 106 has a Q2 2026 QPR filing dated 15 July 2026, 296 QPR units and a December 2031 possession date, per its HRERA QPR filing and project record.

Those two Sobha files are useful for buyers who already prefer the brand and are deciding how much time they can accept. Godrej Miraya in Sector 43 has a Q1 2026 QPR filing dated 13 April 2026, 251 QPR units and a September 2031 possession date, per its HRERA QPR filing and project record.

The Buyer Call

Badshahpur’s scrutiny headline should push Gurugram buyers toward cleaner comparisons, not louder opinions. The first question is simple: which sector gives enough current HRERA files to compare builder, possession date and filing recency without stretching the evidence?

On that basis, Sector 37D is the first file to open. Sector 93 is the file to keep open beside it. The better shortlist begins with those two reads, then moves project by project into the possession month the household can actually live with.
