What are people actually paying in this project?

MahaRERA publishes, flat by flat, what the promoter filed: which homes are sold, and for the sold ones the registered agreement value — the consideration filed for that specific home. We read that filing, group it so the numbers can be compared honestly, and send it as a PDF. No model writes it and no drawing is opened, so it is built and delivered as soon as it is paid for.

What this project has actually sold

How many of its homes carry a registered agreement value, the carpet areas they span, what was filed against them, and the same read per square foot — one row per size the project sold.

A row for every home still unsold

Each one beside the agreements registered for the same home on other floors: the same position in the stack, the same carpet area. The promoter’s own numbers, copied.

Where the stack is empty, the nearest sizes

Not every home has a sale filed on its own stack. Those rows show what the nearest sizes in the project filed, per square foot, and the card says which of the two you are reading, row by row.

The government valuation beside it

The reckoner value the promoter filed against each unsold home — the basis stamp duty is charged on — and whether it is mortgaged to a lender while still on the unsold list.

Every registered agreement, in full

The filing itself at the back, so you can do your own arithmetic: each flat, its carpet area, the consideration filed and the rate that works out to.

MahaRERA publishes no date for any agreement. We read these filings repeatedly, so the report can say when WE saw a home move — and says exactly that, rather than implying a filing date.

Where a project has filed no sale at all

Some projects carry no registered agreement on their filing — only the government’s own ready reckoner valuation for each home. There is no sale price to read there and we do not pretend otherwise. What we can send is that record, copied: every home, its carpet area, the valuation filed against it and the rate that implies. That is the Reckoner Record at ₹999 — data, not a reading of it, and priced accordingly.

What it is not

A registered consideration is what was filed for one home. It is not a valuation, and MahaRERA publishes no date for any of these agreements — so a range is a spread, not a trend. An unsold row is a filing state, not a promise that the home is available to you today. This report does not read the sanctioned drawings; that is the Drawings Report.
