Bengaluru’s price lead should make buyers more selective about construction, not less. Signature Premier in Sarjapura reported construction moving from 37.0% to 65.0% across its K-RERA filings, while its filed sold share remained below half. In Pune’s Kothrud, Sobha Nesara Block-3 carries a declared March 2027 possession date. These are useful starting points for choosing a home: what has been reported built, and when the particular project is scheduled for possession.
The national backdrop is rising prices at different speeds. Bengaluru recorded annual housing price growth of 14.5% in Q3 2026, followed by the National Capital Region at 10.6%, according to Hindustan Times. For someone comparing Bengaluru and Pune, the practical question is how a shortlisted home fits their budget and moving plans. A city’s price performance cannot answer that.
Whitefield: construction advances after a high sold share
Prestige Glenbrook, by PRESTIGE ESTATES PROJECTS in Whitefield, is recorded as under construction, with declared possession in June 2027 in its K-RERA project record.
Its Q3 2025 QPR, submitted to K-RERA on 14 January 2026, reported 79.0% construction and 277 sold out of 285 units. The Q4 2025 filing, submitted on 15 April 2026, reported 86.0% construction and 278 sold. The Q1 2026 filing, submitted on 15 July 2026, reported 89.0% construction and 279 sold.
That history gives the sales percentage its proper place. Glenbrook’s filed sold share was already 97.19% at the opening observation and reached 97.89% at the latest. Reported construction advanced by 10.0 percentage points across those observations. A nearly settled sales count still accompanied meaningful movement in the construction reports.
For a Glenbrook enquiry, ask which apartment is being offered and how its present finishing stage relates to the latest construction update. The high filed sold share makes the identity of that apartment especially relevant. The construction history then helps frame questions about the work described in the current update and the payment schedule attached to the offer.
Sarjapura: a lower sold share alongside building progress
Signature Premier, by SIGNATURE DWELLINGS, provides the sharper lesson. Its K-RERA project record describes it as under construction, with declared possession in March 2028.
Premier’s Q3 2025 QPR, submitted on 14 January 2026, reported 37.0% construction and 40 sold out of 109 units. Its Q4 2025 QPR, submitted on 12 April 2026, reported 52.0% construction and 44 sold. Its Q1 2026 QPR, submitted on 12 July 2026, reported 65.0% construction and 48 sold.
Across these filings, Premier’s reported construction advanced by 28.0 percentage points. Its filed sold share moved from 36.7% to 40.37% and then 44.04%. Each observation paired a higher construction reading with a sold share below half.
The enquiry here should begin with what the reported construction includes. Ask to see the work completed in the relevant building, then compare the offered apartment’s payment milestones with that stage. Reading the sales percentage alone would leave out Premier’s most useful reported development: construction moved forward throughout the filing history.
Glenbrook and Premier therefore call for different opening questions. At Glenbrook, establish the particular apartment being offered within a substantially sold development. At Premier, examine how the offered home relates to the reported construction progression. Neither enquiry needs a prediction about future prices.
Put sales figures beside their denominators
The table selects the Whitefield and Sarjapura projects examined here with both construction and sold counts in their Q1 2026 K-RERA QPRs. Sold share means the filed count sold up to registration divided by the filing’s total units. Possession dates come from the corresponding K-RERA project records.
| Project | Builder | Reported construction | Filed sold/total units | Filed sold share | Declared possession | Registration number |
|---|---|---|---|---|---|---|
| Prestige Glenbrook | PRESTIGE ESTATES PROJECTS | 89.0% | 279/285 | 97.89% | June 2027 | PRM/KA/RERA/1251/446/PR/081123/006382 |
| Signature Premier | SIGNATURE DWELLINGS | 65.0% | 48/109 | 44.04% | March 2028 | PRM/KA/RERA/1251/308/PR/050425/007652 |
| Evergreen @ Prestige Raintree Park | PRESTIGE ESTATES PROJECTS | 8.0% | 1171/2000 | 58.55% | June 2030 | PRM/KA/RERA/1251/446/PR/010126/008374 |
Evergreen @ Prestige Raintree Park is recorded as under construction; its Q4 2025 and Q1 2026 K-RERA QPRs report construction at 24.0% and 8.0%, respectively, without an explanation established by the public sources reviewed, so those readings are left out of the construction-history comparison.
The chart compares filed sold shares for the same selection and reporting period. These dated filings describe reported construction and sales, rather than current availability, assured handover or locality-wide demand.

Pune keeps the comparison tied to possession
Pune contributes a different, concrete comparison: declared timelines. Sobha Nesara Block-3, by SOBHA LIMITED in Kothrud, is recorded as under construction with possession by March 2027 in its MahaRERA project record. Its declared date sits alongside Glenbrook’s June 2027 timeline for a household considering either location.
Signature Space Realty, by SIGNATURE SPACE REALTY in Kirkatwadi, is recorded as under construction with possession by December 2028 in its MahaRERA project record. That gives the cross-city shortlist another timetable to examine, alongside Premier’s March 2028 date. Compare the actual apartment, payment schedule and written possession terms against the move the household needs to make.
The strongest finding remains Premier’s progression. Its reported construction rose from 37.0% to 65.0% while its filed sold share stayed below half. Sales share describes the reported sales position; construction reporting describes building progress. A buyer needs both readings—and should let neither stand in for the other.
