That is the demand signal. It is not the due-diligence answer.

Quietlist’s read of the official HRERA and K-RERA registers points to a sharper judgement: Gurugram is a cluster-and-timeline exercise, while Bengaluru is a progress-evidence exercise. In Gurugram, the useful comparison is between sectors and expiry windows. In Bengaluru, the useful comparison is between QPR progress, sold-to-registration fields and construction stage.

Where The Supply Actually Sits

The Gurugram projects reviewed here sit in Sector 71, Sector 92, Sector 93 and Sector 95. Sector 71 has 2 ongoing projects and 1,450 filed units, per the HRERA filing rows for Signatureglobal Cloverdale SPR and Signatureglobal Titanium SPR. Sector 93 has 2 ongoing projects and 1,446 filed units, per the HRERA filing rows for Signature Global City 93 and Orchard Avenue - 3. Sector 92 has 2 ongoing projects and 1,264 filed units, per the HRERA filing rows for Signature Global City 92-(1) and Signature Global City 92-2.

That makes Gurugram readable as a set of neighbouring sector choices, not a single city-wide call. A buyer comparing Signatureglobal Cloverdale SPR and Signatureglobal Titanium SPR in Sector 71 is reading a different filing cluster from a buyer comparing Signature Global City 93 and Orchard Avenue - 3 in Sector 93. The shared feature is under-construction supply. The buyer’s work is to compare sector, filing period and stated registration-expiry month.

Bengaluru’s evidence has a different texture. Whitefield carries the largest filed supply in this set through Evergreen @ Prestige Raintree Park, with 2,000 units and 24.0% construction progress in its Q4 2025 QPR filing with K-RERA, filed 15 April 2026. Sarjapura’s Signature Premier shows 52.0% construction progress and 44 sold units to registration in its Q4 2025 QPR filing with K-RERA, filed 12 April 2026. Trivik Signature in Kasaba Hobli shows 8.0% construction progress and 8 sold units to registration in its Q4 2025 QPR filing with K-RERA, filed 15 April 2026.

HRERA filing rows in this set state filing period, filing date, filed units and expiry timelines; K-RERA QPR filings also state construction progress and sold-to-registration fields. That difference changes the buyer’s method, not the usefulness of the register.

Two Cities, Two Buyer Questions

The Gurugram read is about choice inside a narrow set of sectors. Sector 71 gives the buyer two Signatureglobal projects with 2031 timelines. Sector 93 gives a different pair, with one project showing a November 2027 timeline and another showing a July 2028 timeline, per their Q1 2026 HRERA filings. Sector 92 gives two projects with December 2026 timelines, per their Q1 2026 HRERA filings.

That is useful for a buyer who already believes the infrastructure story. Hindustan Times has supplied the attention signal. The register turns that broad price narrative into a shortlist question: which sector cluster and which delivery window fit the buyer’s plan?

Bengaluru asks for a more forensic read. Evergreen @ Prestige Raintree Park in Whitefield shows 24.0% progress in its Q4 2025 K-RERA QPR. Signature Premier in Sarjapura shows 52.0% progress in its Q4 2025 K-RERA QPR. The Sobha projects in Fraser Town sit at an earlier disclosed construction stage in their Q4 2025 K-RERA QPR filings.

That lets the Bengaluru buyer ask a tougher question than locality alone: how much of the registered project has moved in the official progress filing? It also lets the buyer compare sold-to-registration fields where K-RERA publishes them in the reviewed filings.

The Judgement

The clean buyer conclusion is this: Gurugram is where the price story has to be disciplined by sector selection; Bengaluru is where the project story has to be disciplined by filing evidence.

Bengaluru has a different advantage. Its reviewed K-RERA QPR filings let the buyer separate early-stage registrations from projects with stated progress. That is not a louder story than the price headline. It is a more useful one at the point of decision.

The strongest buyer does not chase the city with the biggest quoted appreciation. The strongest buyer asks which public filing turns that appreciation story into a testable project choice.
