Start With The Paper, Then Visit The Site

Buy the filing before you buy the headline.

That is the clean reading from Bengaluru’s current housing rush. The Economic Times reported that Bengaluru home sales rose 12% year-on-year to 16,670 units in July-September 2026, while Hyderabad rose 15% to 12,970 units and inventory across the top seven cities increased 12%, per The Economic Times. A sales jump tells you the crowd is active. It does not tell you which flat gives you a cleaner wait, a later wait, or a payment schedule that needs closer reading.

Quietlist’s read of the K-RERA filings points to the Whitefield-Kadugodi-Gunjur-Varthur-Yamare belt as the place where the paper is most useful. These East Bengaluru filings show 8,545 homes, 6,824 homes sold up to registration, average construction progress of 57.43% and declared project cost of ₹5,461.61 crore, per the latest QPR filings with K-RERA.

The East Bengaluru Shortlist Has Two Speeds

The first speed is near-completion. Prestige Glenbrook in Whitefield reported 89.0% construction progress and 279 homes sold up to registration in its Q1 2026 QPR filed on 15 July 2026 with K-RERA. Prestige Lavender Fields in Gunjur Village reported 85.0% progress and 1,472 homes sold up to registration in its Q1 2026 QPR filed on 15 July 2026 with K-RERA. Prestige Serenity Shores reported 82.0% progress and 657 homes sold up to registration in its Q1 2026 QPR filed on 15 July 2026 with K-RERA.

Those rows change the site visit. A buyer looking at these projects should spend less time asking whether the location has demand and more time checking the flat, floor, payment demand, possession date and remaining work. The filings already show a strong take-up alongside advanced construction.

The second speed is the longer wait. Evergreen @ Prestige Raintree Park in Whitefield reported 8.0% progress and 1,171 homes sold up to registration in its Q1 2026 QPR filed on 15 July 2026 with K-RERA. Eaton Park @ The Prestige City in Yamare Village reported 2.0% progress and 167 homes sold up to registration in its Q1 2026 QPR filed on 15 July 2026 with K-RERA. These are not weaker choices by definition. They are different choices. The buyer is agreeing to wait longer, so the payment plan matters as much as the brochure.

Segment Project count Homes in filings Sold up to registration Average construction progress Declared project cost
Whitefield-Kadugodi-Gunjur-Varthur-Yamare filings78,5456,82457.43%₹5,461.61 crore

All selected ongoing filings1211,3108,78243.0%₹7,572.24 crore

The table matters because it separates the East Bengaluru belt from the wider set. The same city sales story can contain very different possession clocks.

The monthly registration line is uneven. It moved from 20 in October 2025 to 3 in September 2026, with 15 in May 2026, per K-RERA registration data in the Quietlist register. That is exactly why the QPR rows matter. The city can be busy while individual project choices still need patient reading.

Read The Row Before The Rate Card

A near-complete project should make the buyer ask sharper questions. If construction progress is 89.0%, the visit should check the actual tower, common areas, handover path and final payment triggers. If progress is 58.0%, as Prestige Park Grove in Kadugodi reported in its Q1 2026 QPR filed on 15 July 2026 with K-RERA, the question changes. The buyer is looking at a project with heavy sales up to registration and more work still to complete.

Prestige Tech Forest in Varthur reported 78.0% construction progress and 10 homes sold up to registration in its Q1 2026 QPR filed on 15 July 2026 with K-RERA. That is another useful contrast. High construction progress does not always mean high recorded sales up to registration. For a buyer, that can mean more room to compare unit choice, pricing and terms within the registered timeline.

This is the discipline a rising market often hides. A buyer should not treat “Bengaluru is selling” as enough proof. The K-RERA QPR gives a dated row: work reported, homes sold up to registration, filing date and registered timeline.

The Wider Bengaluru Set Still Helps

Outside the East Bengaluru belt, the filings show other kinds of decisions.

Prestige Southern Star in Akshayanagar reported 41.0% construction progress and 1,902 homes sold up to registration in its Q1 2026 QPR filed on 15 July 2026 with K-RERA. Signature Premier in Sarjapura reported 65.0% progress and 48 homes sold up to registration in its Q1 2026 QPR filed on 12 July 2026 with K-RERA.

Fraser Town gives a cleaner early-stage reading. Sobha Crystal Meadows Phase 2 Wing 7 and 8 and Sobha Crystal Meadows Phase 3 Wing 9 to 15 both reported 0.0% construction progress and 0 homes sold up to registration in their Q4 2025 QPR filings submitted on 13 April 2026 with K-RERA. Their registered timelines run to June 2031 and December 2032, respectively.

That is useful, not alarming. Some buyers want early entry, a preferred unit stack or a longer planning window. Others want to reduce the wait. The filing tells each buyer which conversation they are actually having.

The Verdict For A Bengaluru Buyer

Bengaluru’s 12% sales rise is the background. The project filing is the decision tool.

For a shorter wait, start with projects where reported construction progress is already above 78.0%, then test the remaining work and payment terms against the possession date. For a longer wait, accept it openly: a June 2030, June 2031 or December 2032 registered timeline is a life-planning fact, not a footnote.

The city headline says demand is present. East Bengaluru’s filings show where demand, construction progress and registered timelines can be checked before the sales call begins. That is the quieter advantage for a buyer in a loud quarter.
