The buyer problem behind that headline is practical. If the entry price is harder, the register has to answer a different question: where is the still-building pipeline visible enough to compare?
This cross-city set is not a price sample. It is a supply-clock test. The official RERA filings show how Bengaluru, Gurugram, Noida/Ghaziabad and Maharashtra localities differ on three buyer-useful facts: how much is registered, how much progress is disclosed, and how far the possession clock runs.
Bengaluru gives the clearest clock
The sharpest evidence sits in Fraser Town. SOBHA Crystal Meadows Phase 2 Wing 7 and 8, Phase 3 Wing 9 to 15, Phase 4 Wing 23 to 28 and Phase 5 Wing 16 to 22 all filed Q4 2025 QPRs with K-RERA on 13 April 2026.
Those filings make one point plain. The cluster is visible, but it is not an immediate relief valve. Each of the four QPR filings shows 0.0% construction completion, per the respective K-RERA Q4 2025 QPR filing. The registration expiries run from June 2031 to December 2035, per the K-RERA registration records.
For a buyer, that is useful precisely because it is early. The register is saying: this is pipeline formation, not near-term completed stock. In a squeezed market, that distinction matters more than a broad city label.

The monthly series gives the same judgement in motion. The Fraser Town pincode saw 4 registrations in May 2026, after 2 in April 2026 and 1 in March 2026, per the K-RERA registration-month series. That does not prove affordability. It proves fresh registration activity in a locality where the project filings also disclose a long runway.
The northern markets look closer, but thinner
Noida/Ghaziabad gives a different buyer signal. Mayflower AT THE Prestige City and Mulberry AT THE Prestige City in Indirapuram are both shown as under construction, with registration expiries in November 2029, per their UP-RERA Projectsummary pages.
That is the shorter clock in this set. It does not carry the same QPR depth visible in the Bengaluru rows, but the completion horizon is nearer than the Fraser Town phases. The buyer trade-off is direct: richer progress disclosure in Bengaluru; closer registered expiry in Indirapuram.
Gurugram adds a third shape. Sobha Altus in Sector 106 has a Q2 2026 QPR filed on 15 July 2026 with HRERA, and that filing discloses 296 units. Sobha Crescent Phase - 1 in Sector 71 is under construction with registration expiry in March 2033, per the HRERA registration row.
Maharashtra is the spread market
Maharashtra is the most geographically dispersed part of the set. The visible entries run across Sewri, Panvel, Kirkatwadi, Bhugaon, Moshi and Saswad, per the MahaRERA registration rows in this cross-city read.
Sewri has Sobha Inizio, shown as under construction with possession by March 2034 in the MahaRERA registration data. Panvel has Bhagwati Elysia III and Bhagwati Elysia IV, each shown as under construction with possession by December 2029, per the MahaRERA registration data. In the Pune region, Signature Space Realty in Kirkatwadi shows possession by December 2028, Signature Business Centre in Bhugaon shows possession by December 2027, Prestige Business Hub in Moshi shows possession by June 2028, and Prestige Platinum in Saswad shows possession by January 2030, per the respective MahaRERA registration rows.
That is not one corridor absorbing a national squeeze. It is a scattered map of registered construction clocks. The buyer should read Maharashtra through locality choice first, not through a single metro-wide narrative.

The buyer judgement
The affordability debate is usually framed as a price problem. The register turns it into a timing problem. If a buyer is being pushed out by higher prices, the next useful filter is not whether a project sounds premium or affordable. It is whether the official filing gives enough visibility to place that project on a real decision calendar.
On that test, Bengaluru is the best disclosed but longest-dated market in this set. Indirapuram is nearer-clock. Gurugram has a fresh HRERA QPR reference for Sobha Altus. Maharashtra offers the widest locality spread across this read, with possession months ranging from December 2027 to March 2034 in the shown entries.
The call is therefore sharper than “supply is tight.” Buyers should separate visibility from urgency. A long-dated, well-disclosed project is a planning option. A nearer-expiry registration is a current shortlist candidate. A scattered locality map demands micro-market selection before brand comparison.
That is how the national squeeze becomes usable. Do not ask only where prices have moved. Ask where the register still shows a pipeline, what the filing actually discloses, and whether the possession clock matches the life decision the buyer is trying to make.
