The sharper reading is this: in Whitefield and its eastern spillover, the market has already sorted ongoing supply into two buyer questions. Which homes are close enough to execution? And which new launches are early enough to be optionality rather than urgency?
That distinction matters because premium demand can sound abstract. The register makes it concrete. It shows filings, construction progress, sold-to-registration figures and expiry timelines. It does not tell a buyer what to like. It tells a buyer where the market has already committed, and where patience still has bargaining value.
The East-Side Proof Point
Whitefield is the cleanest place to read the cycle because it has both late-stage inventory and fresh runway. Evergreen @ Prestige Raintree Park, Prestige Glenbrook and Prestige Serenity Shores sit in the same broad demand belt, but their filings show different buyer moments.

Per Prestige Serenity Shores’ Q4 2025 QPR filing with K-RERA, filed on 15 April 2026, the project reported 77.0% construction completion and 100.0% sold to registration. Per Prestige Glenbrook’s Q4 2025 QPR filing with K-RERA, filed on 15 April 2026, it reported 86.0% construction completion and 97.5% sold to registration. Per Evergreen @ Prestige Raintree Park’s Q4 2025 QPR filing with K-RERA, filed on 15 April 2026, the project reported 24.0% construction completion and 42.0% sold to registration.
The useful judgement is not that one is better. It is that buyers are paying for different kinds of certainty. Serenity Shores and Glenbrook read like execution-led choices. Evergreen reads like a longer-cycle bet inside a familiar micro-market.
The Corridor Is Not One Market
The eastern belt often gets spoken of as a single Whitefield story. The register breaks that habit. Prestige Park Grove in Kadugodi reported 54.0% construction completion and 82.6% sold to registration in its Q4 2025 QPR filing with K-RERA, filed on 15 April 2026. Prestige Lavender Fields in Gunjur Village reported 82.0% construction completion and 99.9% sold to registration in the same filing quarter.
That is a different buyer condition from Varthur. Prestige Tech Forest, per its Q4 2025 QPR filing with K-RERA, filed on 15 April 2026, reported 76.0% construction completion and 20.4% sold to registration. For a buyer, that is not a weakness claim. It is a negotiating map. The same branded ecosystem can contain near-closed inventory, mid-cycle inventory and relatively open inventory.
The K-RERA QPR trail records sold-to-registration figures; it does not publish a separate buyer-facing sales-velocity field in the search results reviewed for this piece. That makes the filed progress-and-sales pairing the more useful public signal.
The monthly registration trail across the relevant Bengaluru pincodes also avoids a neat boom story. It shows bursts rather than a straight line: 20 registrations in October 2025, 17 in November 2025, 15 in May 2026, and 5 in June 2026.

That pattern is healthy because it is uneven. A market where every month rises in a straight line is usually a narrative before it is a fact. Here, the register shows a buyer market with pauses, fresh choices and visible absorption in execution bands.

Fraser Town Is The Counterweight
The premium-demand story is not only an outer-east story. SOBHA Crystal Meadows Phase 2 Wing 7 and 8 and SOBHA Crystal Meadows Phase 3 Wing 9 to 15 put Fraser Town into the same conversation, but at a different stage. Per their Q4 2025 QPR filings with K-RERA, both filed on 13 April 2026, each reported 0.0% construction completion and 0.0% sold to registration.
That makes Fraser Town the early-cycle contrast. A buyer looking there is not reading current absorption. They are reading location, developer track record and time. The filings place the two phases on a longer runway, with registration validity running to June 2031 for Phase 2 and December 2032 for Phase 3.
Fraser Town therefore belongs in the premium conversation for a different reason from Whitefield. Whitefield shows a live absorption gradient. Fraser Town shows where a central-city premium bet is still structurally young.
The Buyer’s Judgement
The buyer takeaway is simple: do not read Bengaluru’s resilience as one citywide mood. Read it as a set of micro-markets with different evidence.
If the priority is execution visibility, Whitefield and Gunjur Village filings carry the strongest near-term signals in this set. If the priority is a wider choice set inside the same eastern growth belt, Kadugodi, Varthur and Sarjapura deserve a slower comparison. If the priority is central-city scarcity and time is acceptable, Fraser Town is a different trade.
The K-RERA register does not price aspiration. It disciplines it. In this cycle, that discipline is the buyer’s advantage: follow the projects where progress, filings and sold-to-registration figures line up with the risk you are willing to take.
