A Rs 1.82 lakh crore pre-sales forecast is too large to buy from. A homebuyer needs something smaller and harder: a project name, a locality, a registered endpoint and, where the regulator publishes it, a progress filing.

That is the useful reading of Hindustan Times’ 12 August 2026 report that India’s 11 listed real estate developers may see FY27 pre-sales rise 22% to Rs 1.82 lakh crore, citing ANAROCK, per Hindustan Times. The market headline says demand could expand. The RERA filings show where supply has already been put on the public record.

Across the official K-RERA, UP-RERA, H-RERA and MahaRERA filings in this set, the sharpest buyer signal is concentration. Bengaluru’s Fraser Town has a phased Sobha programme with QPRs. Indirapuram has two Prestige City registrations with close endpoints. Gurugram shows Sobha across two sectors. Maharashtra is not one cluster; it is a spread across Sewri, Panvel and Pune-side pockets.

The Forecast Becomes Useful In Clusters

The national number is a mood. A cluster is a decision tool.

In Fraser Town, Sobha Crystal Meadows Phase 2 Wing 7 and 8, Phase 3 Wing 9 to 15, Phase 4 Wing 23 to 28 and Phase 5 Wing 16 to 22 are all under construction, per their K-RERA project detail pages. Their Q4 2025 QPR filings were filed on 13 April 2026 and show 0.0% construction completion. That is not a near-possession signal. It is a long-cycle supply signal with staggered registered endpoints from June 2031 to December 2035.

The pincode record adds texture. In the K-RERA registration series for pincode 560005, May 2026 recorded 4 registrations, April 2026 recorded 2, September 2025 recorded 2, and the other returned months were 0 or 1, per the K-RERA pincode registration series. The point is not that every month is busy. It is that the filing trail shows a recent pulse around an already visible phased programme.

NCR Gives A Cleaner Comparison

The NCR evidence is less spread out and easier to compare.

In Indirapuram, Mayflower at The Prestige City and Mulberry at The Prestige City sit in the same locality, carry the Prestige brand and show November 2029 registered endpoints, per their UP-RERA Projectsummary pages. For a buyer, that is a tighter choice set than a citywide search. The comparison is not abstract: same broad locality, same brand, two filed projects, close timelines.

Gurugram is different again. Sobha Altus in Sector 106 is under construction with a December 2031 registered endpoint, per the H-RERA filing and its Q2 2026 progress filing dated 15 July 2026. Sobha Crescent Phase - 1 in Sector 71 is under construction with a March 2033 endpoint, per the H-RERA project filing. The buyer’s question here is not whether the national cycle has touched Gurugram. It is which sector and which handover window suit the household.

Maharashtra Is A Spread, Not A Single Bet

Maharashtra’s filings in this set do not make one locality story. They make a dispersion story.

Sewri has Sobha Inizio under construction with possession listed for March 2034, per the MahaRERA project filing. Panvel has Bhagwati Elysia III and Bhagwati Elysia IV, both under construction with December 2029 possession timelines, per their MahaRERA project filings. Pune-side filings then move across Kirkatwadi, Bhugaon, Moshi and Saswad, each with an under-construction project in the supplied MahaRERA filings.

That is the contrast with Fraser Town and Indirapuram. Bengaluru and NCR give buyers clusters to compare. Maharashtra gives a wider search map. A buyer looking there should resist treating the state-level forecast as a locality call. Sewri, Panvel and the Pune-side pockets are separate decisions.

The Buyer’s Call

The market call is this: FY27 demand optimism is most actionable where it has already become repeated filings in one pocket. On that test, Fraser Town is the clearest early-cycle example, Indirapuram is the cleanest NCR comparison, and Gurugram is a sector-by-sector read.

That is a sharper use of the national forecast than asking whether pre-sales will rise. The better question is whether the locality you want has registered supply with named promoters, public timelines and, where available, QPR progress. In Fraser Town, the answer is a phased early-cycle programme. In Indirapuram, it is a two-project Prestige City choice set. In Gurugram, it is two Sobha sector bets with different registered endpoints. In Maharashtra, it is a wider map that needs locality-level judgement.

A buyer cannot sign an ANAROCK forecast. A buyer signs against a filing. The winning use of the FY27 headline is to narrow the hunt to places where confidence has already been recorded by the regulator.
