The Headline Needs A Local Filter

A Bengaluru buyer reading the latest national housing headline sees a city with momentum. Housing sales in Bengaluru rose 12% to 16,670 homes in Q3 2026, while inventory across the top cities rose 12%, per The Economic Times.

That headline is useful. It is also too wide for a family choosing a flat.

A buyer does not buy “Bengaluru”. She buys a possession date, a builder, a locality and a home whose construction progress can be checked. Quietlist’s read of the official K-RERA register shows a practical split in east Bengaluru: Whitefield, Kadugodi, Varthur and Gunjur Village have ongoing registered projects with current QPR filings, but they are not at the same stage. Some look like shorter-wait choices. Others are still early in the build cycle.

Metro Makes The Map Legible

Whitefield is the natural first filter because it gives the sales story a real place. The Hindu reported that BMRCL opened passenger services on the remaining Purple Line sections from 9 October 2023, including the link that made the Whitefield-Kadugodi to Challaghatta corridor continuous, per The Hindu.

That is not a price forecast. It is a way to read the housing map. Once Whitefield and Kadugodi sit on the same daily-commute conversation as other metro-connected parts of Bengaluru, the buyer’s shortlist naturally widens to Varthur, Gunjur Village and Sarjapura-side supply.

The register then adds discipline. Prestige Glenbrook in Whitefield reported 89.0% progress in its Q1 2026 QPR filing with K-RERA, filed on 15 July 2026. Prestige Serenity Shores, also in Whitefield, reported 82.0% in its Q1 2026 filing with K-RERA, filed on 15 July 2026. Prestige Park Grove in Kadugodi reported 58.0% in its Q1 2026 filing with K-RERA, filed on 15 July 2026.

These are different buyer situations. A household that wants a shorter wait will read Glenbrook and Serenity Shores differently from a household that is comfortable with a larger project and a longer wait.

The Useful Split Is 2027 And 2030

The strongest buyer question is not whether Bengaluru is rising. It is how long the household can wait.

For the shorter-wait basket, Prestige Lavender Fields in Gunjur Village reported 85.0% progress in its Q1 2026 QPR filing with K-RERA, filed on 15 July 2026, with a May 2027 timeline. Prestige Tech Forest in Varthur reported 78.0% in its Q1 2026 QPR filing with K-RERA, filed on 15 July 2026, with a June 2027 timeline. Prestige Glenbrook sits in the same practical band, with 89.0% progress and a June 2027 timeline.

For the longer-wait basket, the filings show newer supply still forming. Evergreen @ Prestige Raintree Park in Whitefield reported 8.0% progress in its Q1 2026 QPR filing with K-RERA, filed on 15 July 2026, with a June 2030 timeline. Eaton Park @ The Prestige City in Yamare Village reported 2.0% progress in its Q1 2026 QPR filing with K-RERA, filed on 15 July 2026, with a June 2030 timeline.

That does not make one choice superior. It changes the work a buyer must do. Nearer-timeline homes deserve a close check on construction progress, payment schedule and current availability. Longer-timeline homes deserve a harder look at the waiting period, floor choice and whether the price still suits the family’s plan.

The Registration Line Is Cooler Than The Headline

The pincode-level registration series adds a useful caution. It shows 20 registrations in October 2025, 17 in November 2025 and 15 in May 2026. By September 2026, the count was 3.

That does not cancel the citywide demand story. It narrows it. A city can show strong quarterly sales while a selected east Bengaluru pincode set shows a softer recent registration line. Buyers should therefore avoid treating every project near Whitefield, Kadugodi, Varthur and Gunjur Village as if demand is moving at the same pace.

This is where the K-RERA filings help. They let a buyer move past the mood of the market and ask cleaner questions. How much construction is done? When was the latest QPR filed? What is the registration-expiry timeline? Is the project closer to possession, or still in the early build phase?

The Buyer’s Read

Start with the registered timeline. A buyer looking for a 2027 handover window should compare projects that already show strong QPR progress across Whitefield, Kadugodi, Varthur and Gunjur Village. A buyer willing to wait until 2030 can look at newer supply, but the wait is a real cost, not a footnote.

Then compare filings before brochures. The K-RERA QPR filings named above give construction progress, filing date and registration-expiry timeline. They do not replace a site visit or agreement review, but they give the buyer a factual first screen.

Bengaluru’s sales surge is real enough to command attention. The better finding is quieter: east Bengaluru already has both near-term and long-term registered supply, and the buyer who separates those two baskets will read the market better than the buyer chasing the headline.
