Fifty-eight ongoing Andheri East projects carry registered possession dates through December 2027. Another delivery wave runs across 2028 and 2029. The final group extends to December 2031.

That spread matters because Mumbai Metro Line 7A has resumed construction without a stated opening date. The planned 3.4-km extension will connect the existing Red Line at Andheri East to Chhatrapati Shivaji Maharaj International Airport, according to Square Yards. Buyers can welcome that connection while judging each home by a date already written into its registration.

The metro work has crossed a visible milestone

MMRDA identifies Airport Colony as the elevated station and CSIA as the underground station on Line 7A. Tunnel-ring casting is complete, while main-tunnel boring is complete in both directions, per MMRDA’s Metro Line 9 and 7A project page.

Construction resumed in October 2026 while final Airports Authority of India height clearance remained awaited, according to Hindustan Times.

MMRDA’s retrieved project page states neither an opening date for Line 7A nor exact project-to-station distances for the homes discussed here.

That missing date changes the comparison. A registered possession month can guide family finances today. The metro opening cannot yet do the same.

Most of the queue arrives before 2030

The 110 ongoing registrations form three clear possession waves. This is more useful than treating Andheri East as one uniform airport market.

The first wave contains more than half the registered project queue. It also reaches every represented PIN code: the register has 41 ongoing projects in 400059, 33 in 400069, 21 in 400093 and 15 in 400099. These are project counts from the respective MahaRERA registrations.

A buyer therefore gains little by using the PIN code as a shortcut for possession timing. Nearer and later dates sit inside the same postal areas.

Each row is sourced to the individual MahaRERA registration identified in the dedicated registration-number column. The filings supply a status and possession date but no construction percentage for these entries, so none is inferred.

Builder portfolios need project-by-project reading

The Lodha portfolio shows how much variation can sit under one builder name. Acenza Tower A And B is registered for possession in May 2027. Lodha Eternis Idyllia A follows in June 2027. Acenza Tower C reaches December 2027, while Acenza-Tower D reaches December 2029, per their respective MahaRERA registrations in the table.

The wider supply is more fragmented. Among the 110 ongoing registrations, 77 belong to builders represented by one listed project. The remaining 33 belong to builders with multiple listed registrations. Those counts come from the builder names on the official MahaRERA project registrations.

This fragmentation is the deeper buyer finding. A familiar locality name cannot replace a project check, and a shared builder name cannot replace one either. Even within one portfolio, registered possession dates can fall in different delivery waves.

The later files reinforce the point without needing a second long list. Accord Land Developers has B-1, E Wing at December 2030. Atharv Brindavan reaches March 2031. Agate Realtors has TBC Marol Phase 2 at December 2031, per the MahaRERA registrations identified above.

Buy the home on its filed date

Metro 7A now has completed tunnel boring recorded by MMRDA and resumed construction reported in October 2026. That gives the airport connection physical progress a buyer can track.

The home decision has a separate clock. Start with the registered possession month. Check the exact site and its present road journey. Read every tower or phase as its own registration. Revisit the metro benefit when MMRDA publishes an opening date and the everyday station journey can be verified.

Andheri East’s strongest current advantage is choice across several delivery waves. The register shows 58 projects through December 2027, 43 across the following two calendar years and 9 after that. The airport line can improve future travel. The possession filing tells a family when that future can begin from its own front door.
