A homebuyer choosing by reported sales alone could put Godrej Park Retreat and Godrej Woodscapes almost side by side. Their Q1 2026 filings with Karnataka RERA report sold shares of 100.0% and 99.7%, respectively. Yet Park Retreat reports 99.0% construction completion and Woodscapes 26.0%. Both are filed by Godrej Properties in Bengaluru East. The practical judgement is clear: strong recorded sales cannot tell a household how close a home is to being ready.

That distinction gives substance to the national demand headline. Hindustan Times reports that Godrej Properties’ pre-sales may reach ₹41,500 crore in FY27, rising 22% and exceeding guidance. Chairperson Pirojsha Godrej described strong demand across new and ongoing residential projects in the company’s markets.

For someone buying a home, the useful follow-up is to separate the evidence of purchases from the evidence of building. Bengaluru’s filings allow that distinction to be made directly. Selected records in Pune, Mumbai and Indirapuram then show why a household’s own moving timetable must remain central to the choice.

Sales tell only part of the story

Godrej Lakeside Orchard adds another combination. Its Q1 2026 K-RERA QPR, submitted on 13 July 2026, reports 837 sold against 970 units, a reported-sold share of 86.3%, alongside 27.0% construction completion.

Woodscapes is at a similar construction stage with a substantially higher reported-sold share. Park Retreat combines virtually complete reported sales with substantially more construction completed. A popular project can therefore serve a different household timetable from another popular project, even within Bengaluru East.

Source: each project’s Q1 2026 QPR filing with Karnataka RERA; Park Retreat and Lakeside Orchard submitted on 13 July 2026, Woodscapes on 10 July 2026. Reported-sold shares use each filing’s own unit total.

These reported sold totals are not quarterly sales or a reconciliation of the company’s FY27 booking-value forecast, while registration and construction percentages alone establish neither current availability nor a possession date.

The chart compares the same filing period for these Bengaluru East projects, selected because each reports both sales and construction figures.

What changes when you open the earlier filings

Park Retreat’s latest percentage needs to be read with its history. Its Q3 2025, Q4 2025 and Q1 2026 K-RERA QPRs each report 99.0% construction and 976 sold. The practical question concerns the work remaining behind that near-complete figure. A household considering an early move should establish which finishing activities and handover steps apply to the home it is considering.

Woodscapes tells a different story. Its corresponding K-RERA QPRs report construction at 18.0%, 24.0% and 26.0%. Reported sold totals are 2158, 2161 and 2161. Construction advances while the sales total changes little. Here, a near-complete reported-sold share describes purchases already recorded; the sequence of construction filings supplies the useful account of subsequent work.

At Lakeside Orchard, those K-RERA filings show construction moving through 21.0%, 24.0% and 27.0%. Reported sold totals move from 678 to 678 and then 837. Its archive therefore records movement in both measures. The buyer has reason to examine how the payment schedule follows the next stages of construction, rather than treating the rising sold figure as an answer about readiness.

These histories call for different conversations at a site visit. Park Retreat puts remaining work at the centre. Woodscapes invites a discussion of upcoming construction milestones. Lakeside Orchard allows the buyer to follow changing reported sales alongside physical progress.

The neighbouring phase sharpens the comparison

Godrej Park Retreat Phase 2, also filed by Godrej Properties, provides a particularly useful comparison within the same development name. Its Q3 2025, Q4 2025 and Q1 2026 K-RERA QPRs report construction at 79.0%, 89.0% and 95.0%. The corresponding reported sold totals are 561, 561 and 562, against 563 units in each filing.

The later filing thus combines a 99.8% reported-sold share with 95.0% construction. Its construction history shows movement that would disappear if a buyer looked only at the latest sales percentage or the development’s shared name.

For a household comparing these phases, the useful distinction is the work recorded over successive filings. Ask which building contains the offered flat and which construction update covers it. Then connect the remaining work to the proposed payment and handover arrangements.

Across cities, bring the household’s date

The wider market offers another reason to keep the comparison specific. Sobha Limited’s Sobha Nesara Block-3 in Pune’s Kothrud is recorded as under construction with possession by March 2027 in its MahaRERA project record. The same promoter’s Sobha Inizio in Mumbai’s Sewri is recorded as under construction with possession by March 2034.

In Indirapuram, Mayflower at The Prestige City, identified under Prestige, is recorded as under construction with a November 2029 possession target in its UP-RERA project record. These are individual filed timelines: Kothrud supplies an earlier target, Indirapuram a later one and Sewri a longer horizon. They establish a timing comparison, without extending Godrej’s sales evidence to other developers or entire cities.

Godrej’s reported demand gives buyers a reason to look closely. The Bengaluru archive tells them where to look next. Before using Park Retreat’s repeated 99.0% construction figure to plan an early move, establish the remaining work and the handover arrangements for the particular home. That answer will do more for a moving decision than another company-wide sales forecast.
