A family reading the rate news this week has one practical job before visiting a sales office: put the registered possession month next to the EMI wait.

CREDAI and NAREDCO warned that higher mortgage rates may weigh on housing sales, per The Economic Times. Rediff reported that the concern followed the Reserve Bank of India raising the repo rate by 25 basis points to 5.50%, per Rediff Moneynews. Livemint also reported a 25 basis point increase to 5.50%, per Livemint.

The useful buyer answer is a shortlist that can survive dearer money. Quietlist's read of the official filings shows Maharashtra with 7 ongoing projects, Bengaluru with 4, Gurugram with 2 and Noida with 2, per the grouped MahaRERA, K-RERA, HRERA and UP-RERA project rows returned for the reviewed projects.

Why Bengaluru Is The Cleanest File

Bengaluru stands out because the buyer can hold the locality and builder constant while changing the handover year. SOBHA Crystal Meadows Phase 2 Wing 7 and 8 runs to June 2031. Phase 3 Wing 9 to 15 runs to December 2032. Phase 4 Wing 23 to 28 runs to December 2033. Phase 5 Wing 16 to 22 runs to December 2035, per the four K-RERA project rows.

That spread is practical. A buyer does not have to compare Fraser Town with another city to learn the cost of waiting. The same neighbourhood already shows four handover points. In a higher-rate period, the family can ask a blunt question: is the extra wait worth the price and product being offered?

The K-RERA Q4 2025 QPR filings dated 13 April 2026 show 0.0% construction progress and 0 units sold to registration for the four Fraser Town phases. The Q3 2025 QPR filings dated 12 January 2026 showed 2.0% construction progress for the same four phases, per those K-RERA QPR filings. Maharashtra is a menu of locations. The official MahaRERA project rows place current registrations in Sewri, Panvel, Bhugaon, Kirkatwadi, Moshi and Saswad. The possession months range from December 2027 to March 2034, per the respective MahaRERA project rows. A buyer who needs a nearer handover will read this list differently from a buyer planning for a longer wait.

Noida is tighter. Mayflower AT THE Prestige City and Mulberry AT THE Prestige City both sit in Indirapuram and both show November 2029 expiry months, per their UP-RERA project summary rows. That gives a same-locality comparison with fewer filing fields visible in the returned project rows.

Gurugram asks an address question. Sobha Aranya Phase-1 in Sector 80 and Sobha Altus in Sector 106 have latest HRERA QPR filings showing Q2 2026 filing dates of 15 July 2026 and unit totals of 527 and 296 respectively, per the HRERA QPR filings for those projects.

The Judgement

Higher EMIs make a weak shortlist expensive. The better list starts with projects where the buyer can see the registration, the possession month and, where available, the latest progress filing.

On that standard, Bengaluru's Fraser Town cluster is the most useful live example in this cross-city set. It does not have the earliest possession date. It has the cleanest comparison: June 2031, December 2032, December 2033 and December 2035 inside one locality, checked against the QPR trail.

That is the discipline this rate cycle rewards. Use Maharashtra for breadth. Use Noida for a paired Indirapuram comparison. Use Gurugram to choose between two sectors. Use Bengaluru to see how a clear paper trail changes the conversation before the cheque is written.
