Start With The Date Buyers Can Use
The sharp fact in Hebbal this week is not only that a tunnel road is moving through another public step. It is that the reported road date now sits beside home timelines that are already on file.
The Hebbal tunnel road protection plan reported by urbanacres.in says BDA will use water monitoring, pumps and tree safeguards, with a May 2028 completion target, per urbanacres.in, https://urbanacres.in/hebbal-tunnel-road-gets-lake-tree-protection-plan-from-bda. A Times of India report says the Karnataka Tank Conservation and Development Authority referred to Hebbal Lake land for the tunnel project and listed safeguards on water flow, access and trees, per Times of India, https://timesofindia.indiatimes.com/city/bengaluru/karnataka-tank-conservation-and-development-authority-clears-3-3-acres-of-hebbal-lake-land-for-tunnel-project/articleshow/132808731.cms.
That gives homebuyers a useful way to read Hebbal. Do not treat every nearby project as one tunnel-linked story. Treat the road as the background, then read each project’s own filing.
Quietlist’s read of the official K-RERA register shows why. Shriram Hebbal 1, by Shriram Upscale, has a January 2027 registration-expiry timeline in the K-RERA project row. Its Q1 2026 QPR filing with K-RERA records 100.0% construction progress and 9 homes sold to registration out of 9 homes. The filing was made in July 2026.
The Useful Split Is Inside Hebbal
A family searching Hebbal after the tunnel news has to separate two choices.
The first is a near-home decision. Shriram Hebbal 1’s K-RERA project row shows a declared cost of ₹118.46 crore and a January 2027 registration-expiry timeline, per the K-RERA project row for the project. Its Q1 2026 QPR filing with K-RERA records full construction progress and all listed homes sold to registration.
The second is a civic-housing row in the same locality. Construction of 412 Housese in Hebbala, by Karnataka Slum, is marked under construction in the K-RERA row supplied for the Hebbal search. The row shows an October 2026 timeline and no latest QPR details in the supplied filing surface.
Those are not the same buyer questions. One is a private apartment project with a recent QPR. The other is a public housing project row with a different purpose and a shorter listed timeline. The tunnel story may make both names appear in a Hebbal search. The register keeps them distinct.
| Project | Builder | Locality | Reg number | K-RERA status | Latest QPR | Construction progress | Sold to registration | Registration-expiry timeline |
|---|---|---|---|---|---|---|---|---|
| Shriram Hebbal 1 | Shriram Upscale | Hebbal | PRM/KA/RERA/1251/309/PR/150223/005722 | Under construction | Q1 2026, filed July 2026 | 100.0% | 9 / 9 | January 2027 |
| Construction of 412 Housese in Hebbala | Karnataka Slum | Hebbal | PRM/KA/RERA/1251/309/PR/211028/004443 | Under construction | Not shown in the supplied K-RERA QPR surface | Not shown | Not shown | October 2026 |
New Files Slowed After July
The registration rhythm around the Hebbal pincode search is also worth reading. It shows a market that had regular new filings through most of the year, then a quieter latest reading.

The July reading was 6 new registrations. August fell to 1. September showed 0. That does not make Hebbal inactive. It says the buyer should not assume a flood of fresh choices just because the infrastructure story is loud.
This is where the tunnel date becomes practical. If a buyer wants to move before May 2028, a project’s construction progress and possession timeline matter more than a broad locality label. If the family can wait beyond the road target, a longer-dated project may still fit. The right question is plain: when is the home itself expected to be ready?
Do Not Let The Word Lake Widen The Search
The hook is about Hebbal Lake and the tunnel road. The register also contains Bengaluru projects with lake-linked locality labels that are not the same buyer search.
Godrej Lakeside Orchard, by Godrej Properties, is recorded under a Lake locality tag in the K-RERA rows supplied with this Hebbal hook. Its Q1 2026 QPR filing with K-RERA records 27.0% construction progress and 837 homes sold to registration out of 970 homes. The filing was made in July 2026. The row shows pincode 560035 and a September 2030 timeline.
That fact belongs in the buyer’s filter, not as a detour. Hebbal Lake in a road report and Lake as a locality tag can lead to different parts of Bengaluru. A buyer should keep the project page, locality and QPR together before comparing prices or dates.
The same rule applies to Eternity Bs49, by Eternity Structures, which is also under a Lake locality tag in the supplied K-RERA rows and has an April 2028 timeline. A similar word in a search result is not enough. The filed project row has to match the place the buyer wants.
The Buyer’s Edge Is Specificity
Hebbal’s public story is getting bigger because the tunnel road now comes with reported lake and tree safeguards. That may help the area stay on a buyer’s shortlist. It should not flatten the shortlist.
Shriram Hebbal 1’s filed position is clear: January 2027 timeline, full construction progress in its latest available QPR, and all listed homes sold to registration in that filing. Construction of 412 Housese in Hebbala is a different K-RERA row with a different builder, purpose and timeline. Godrej Lakeside Orchard is a strong Lake-tagged filing, but it belongs to a different locality search from Hebbal.
That is the usable reading. The road may improve how people think about the area. The home decision still rests on the project’s own K-RERA row, the latest QPR, and the possession date a household can actually plan around.
