A buyer looking at expensive homes has one clear market cue this week: Gurugram led India’s luxury launch-value table at Rs 1.38 lakh crore, with Bengaluru next at Rs 1.30 lakh crore, per Hindustan Times.

That is useful. It tells you where developers are putting high-value launches. It does not tell you which flat to buy, which possession month to trust, or whether a project is still at the start of work or already well into construction.

The register changes the question. Gurugram’s current advantage is a tighter set of named sectors. Bengaluru’s advantage is the volume of comparable official paper.

The National Pattern Splits Two Ways

The Hindustan Times report puts both markets in the same national luxury frame. The register separates them.

Gurugram is easier to scan first. The visible HRERA supply in this set clusters around Sector 93, Sector 37D, Sector 92 and Sector 95. A buyer can start with sector, then possession month.

Bengaluru asks for a wider search. Whitefield shows 207 ongoing projects and 33,892 registered units. Electronic City shows 250 ongoing projects and 32,529 registered units. Krishnarajapuram shows 208 ongoing projects and 28,235 registered units. Fraser Town shows 123 ongoing projects and 15,572 registered units. Each figure is from the K-RERA ongoing project query.

That spread is the buyer’s edge. A person looking at Whitefield, Sarjapura, Fraser Town or Kasaba Hobli can compare locality, builder, possession date and construction stage before sitting across a sales desk.

One Bengaluru Filing Shows Why Stage Matters

The sharpest project-level lesson is Signature Premier. Per Signature Premier’s Q1 2026 QPR filing with K-RERA, construction was 65.0%, sold-to-registration stood at 48, and the possession date was March 2028.

That single row does real work for a buyer. It puts stage, demand already recorded in the filing, and possession month in one frame. The question is no longer only “Is this a good project?” It becomes: can the remaining construction period, payment schedule and possession date fit the buyer’s life?

Compare that with Evergreen @ Prestige Raintree Park. Per its Q1 2026 QPR filing with K-RERA, construction was 8.0%, sold-to-registration stood at 1,171, and the possession date was June 2030. That is a different kind of decision. The buyer is looking at a larger visible sales base in the filing, but also a longer wait.

The Sobha filings show an even earlier point in the cycle. Per Sobha Crystal Meadows Phase 2 Wing 7 And 8’s Q4 2025 QPR filing with K-RERA, construction was 0.0%, sold-to-registration stood at 0, and the possession date was June 2031. Per Sobha Crystal Meadows Phase 3 Wing 9 To 15’s Q4 2025 QPR filing with K-RERA, construction was 0.0%, sold-to-registration stood at 0, and the possession date was December 2032.

This is why Bengaluru’s document depth matters. It does not merely give more rows. It gives different stages of the same buyer choice.

Gurugram’s Clean First Screen

Gurugram still has a strong buyer use case. Its register rows in this set give a clean possession-date screen across a few sectors.

Signature Global City 92 and Signature Global City 92-2 sit in Sector 92 with December 2026 possession dates in their HRERA rows. Signature Global City 93 shows November 2027. DE-Luxe DXP shows March 2031. Signature Global Aspire Extn. shows February 2027.

The HRERA rows in this set disclose filing dates and possession dates, but do not disclose comparable construction-percentage values. That is the one practical difference when these rows are read beside Bengaluru’s QPR percentages.

So the Gurugram buyer can move faster at the first shortlist stage. The Bengaluru buyer can ask more detailed stage questions earlier.

Cost Helps Map Bengaluru, Not Price Flats

K-RERA also gives declared project-cost values that help map where registered development is heavy. Bengaluru’s ongoing project query returned Rs 424,599.96 crore as declared project cost. Whitefield shows Rs 16,433.09 crore. Krishnarajapuram shows Rs 14,160.55 crore. Electronic City shows Rs 13,610.13 crore. Fraser Town shows Rs 10,562.59 crore.

These are declared project-cost figures from the K-RERA project register. They are not flat prices. Read them as a map of registered project scale, then go back to the project filing for the buyer question: construction stage, possession date and sold-to-registration.

That is where the national luxury headline becomes useful. It should not push a buyer to chase the loudest launch. It should push the buyer to ask which market gives enough official detail to compare the wait.

Gurugram gives a sharper first screen by sector and possession month. Bengaluru gives the deeper comparison before booking. For a high-ticket home, the better starting point is the file that lets you ask the most specific question: what exactly am I paying for, and how long am I agreeing to wait?
