A bridge can change a daily drive. It cannot change a possession date. That is the useful way to read the Versova-Yari Road bridge for homebuyers looking at Versova and Andheri West.

BMC has set December 2027 as the completion deadline for the 206-metre bridge across Kavthe Creek near Amarnath Tower, connecting Yari Road, Panch Marg and the Lokhandwala side, per Construction World. Square Yards also carries the 10-minute travel-time claim for the Versova-Yari Road bridge, per Square Yards.

Quietlist’s read of the MahaRERA filings for this Andheri West-Versova set shows 43 ongoing projects. The more important finding is where the dates sit: 24 are filed after December 2027, 14 before December 2027, and 5 in December 2027 itself.

That makes the later-possession bucket the most bridge-sensitive part of the market. These homes are not asking the buyer to live through the current road pattern for long after handover. They are asking the buyer to decide whether the new link will be part of ordinary travel by the time the flat is ready.

The Useful Split Is After 2027

The road story is near-term. The housing story is weighted later.

That matters because buyers often read an infrastructure headline as if every nearby project benefits in the same way. The filings say otherwise. A March 2027 possession has to pass the daily-life test on today’s access. A December 2031 possession can be judged with more patience because the bridge deadline comes much earlier than the handover month.

The chart is the buyer’s first filter. The largest bucket is not the earliest stock. It is the group where the commute claim has the longest time to become part of the lived neighbourhood before possession.

Versova Has The Direct Bridge Story

Versova is the cleanest geography in this news. The reported bridge crosses Kavthe Creek and links Yari Road, Panch Marg and the Lokhandwala side. For a buyer in 400061, the first question is simple: will the household actually use that connection?

The project dates then add discipline. Raheja Exotica Downtown, by Raheja Universal (Pvt.) Ltd., is under construction with possession by December 2026, per its MahaRERA project filing listed below. Cullinan, by Lodha Developers Limited, carries December 2028. Raheja Exotica Siena carries December 2028. Rustomjee Ocean Vista, by Keyspace Realtors Private Limited, carries May 2029. Godrej Skyshore, by Godrej Properties Limited, carries December 2031.

That sequence creates a hierarchy. The early Versova choice must work even if the bridge is still a future promise at handover. The later Versova choice has a stronger reason to place the bridge in the buyer’s commute map.

Andheri West Is A Wider, Less Uniform Market

Andheri West is the broader buying field. The filings place the 43-project set across three pincodes: 22 in 400058, 12 in 400061 and 9 in 400053.

The 400058 group is the breadth story. It carries names such as Boston Harbor, Building No 2 Pearl Regency Phase 2 and Mayfair Breeze in the displayed sample. The 400053 group brings projects such as Purva Estrella, Serenova, Linkbay Residences Phase I and Vann By Ajmera. The 400061 group is where the Versova address and bridge geography line up most directly.

This is why locality alone is too blunt. Two homes can both sit under the Andheri West label and still ask very different questions. One may be a 2027 handover where the buyer needs today’s route to work. Another may be a 2032 handover where the bridge has time to become part of the area’s daily pattern.

Use The Bridge As A Filter, Not A Shortcut

The positive reading is straightforward. A direct Yari Road-Lokhandwala connection can make nearby addresses easier to compare. But the buyer should not stop at the word “near”.

Start with the route. If the household’s school, office, family visits or weekend trips use the Yari Road, Panch Marg and Lokhandwala side, the bridge matters more. If daily travel points elsewhere, the headline is less central.

Then read the possession month. The strongest fit is in the post-December 2027 bucket, where the home is filed after the bridge deadline. That does not guarantee a better outcome. It simply gives the road more time to become useful before the buyer moves in.

Finally, compare the same kind of wait. A December 2026 Versova home and a July 2032 Andheri West home are not competing on the same buyer need. One is a near-term move. The other is a longer wait with a different commute assumption.

The bridge gives the corridor a cleaner story. The register gives the buyer the cleaner question: will this particular possession date let this particular household use the new road when it actually matters?
