Noida’s rooftop-solar push has landed at the right door: the apartment society. Hindustan Times reported on 12 October 2026 that officials are reaching out to RWAs and AOAs to widen adoption of PM Surya Ghar: Muft Bijli Yojana in housing societies, per Hindustan Times, https://www.hindustantimes.com/cities/noida-news/noida-ropes-in-rwas-aoas-to-push-rooftop-solar-scheme-in-housing-societies-101791745939117.html.

For a homebuyer, that makes the possession date more important than the marketing line. Rooftop solar in a high-rise needs more than a roof. It needs residents, common-area bills, metering choices and a body that can approve work. The Centre’s portal says PM Surya Ghar aims to light up 1 crore households with up to 300 units of free electricity every month, per PM Surya Ghar, https://pmsuryaghar.gov.in. The official notification also gives the scheme period as up to 31 March 2027, per the National Portal for Rooftop Solar notification, https://solarrooftop.pmsuryaghar.gov.in/notification/172_notification.pdf.

Quietlist’s read of the official UP-RERA filings shows 12 under-construction registrations across 11 named Noida and Greater Noida localities in this set. The possession dates run from November 2026 to February 2031, per the UP-RERA project-summary filings listed below. That spread is the buyer’s real filter.

The Society Comes Before The Solar

A plotted-home owner can decide alone. A tower buyer cannot. The buyer needs to know when the building becomes a working community.

That is why Speedway Avenue in Sector 25 and Uchdpl-Eligo in Wave City sit at the practical end of this story. Their possession dates are November 2026 and March 2027, per their UP-RERA project-summary filings. A buyer there can ask direct questions early: where will common-area meters sit, how will rooftop access be handled, and when will the residents’ body take charge?

The larger branded supply has a longer wait. Godrej Riverine in Sector 44 carries a September 2029 possession date. Sobha Aurum in RHO I carries April 2030. Sobha Rivana in Bisrakh Jalalpur carries February 2031, per their UP-RERA project-summary filings.

The UP-RERA rows returned no QPR construction-percentage filings for these projects in this read, so the clean comparison here is by registered status and possession date.

Indirapuram Shows The Cluster Effect

The most useful buyer comparison is in Indirapuram. Mayflower AT THE Prestige City and Mulberry AT THE Prestige City both carry November 2029 possession dates, per their UP-RERA project-summary filings. That gives a buyer one locality, one builder group and the same possession month to compare.

This is where a society-led policy becomes more than a saving on the electricity bill. If two adjacent registrations mature around the same time, residents can start asking the same practical questions together: common-area load, roof layout, vendor access, maintenance contracts and approval process. The filings do not say these projects will install rooftop solar. They do tell the buyer when the society may be in a position to decide.

Godrej Majesty in Sector 124 and Experion Saatori in Sector 151 sit in the 2030 group, per their UP-RERA project-summary filings. For buyers choosing these longer-dated registrations, the solar question should be kept on the checklist, but the resident decision is farther away.

The Registration Run Has Already Happened

The monthly series matters because buyers often wait for the next launch to answer a policy story. The UP-RERA pincode-scope series shows 8 registrations in October 2025, 5 in January 2026, 4 in February 2026 and 3 in March 2026. It shows 0 in September 2026.

That makes the already-registered stock worth reading closely. The register gives the buyer a dated map of future societies. It does not need to predict which association will be first to adopt solar. It lets the buyer separate near-term resident control from long-dated possession.

The builder spread also helps the reading. UP-RERA filings in this set show two registrations each under Sobha, Prestige, Godrej Properties, Experion and Ansal, and one each under Pyramid Infratech and Uppal Chadha Hi-Tech. That is a broad enough field for buyers to compare possession timing across different localities rather than treating rooftop solar as a single-project feature.

The Judgement

A buyer who cares about rooftop solar should ask a possession question before a green-feature question.

Near-term buyers should look first at projects where the society can form soon. Buyers choosing 2029, 2030 or 2031 possession dates can still value the policy direction, but the benefit depends on a later handover and a later resident decision.

Noida’s outreach puts RWAs and AOAs in the centre of the energy story. The UP-RERA register shows why that matters for homebuying. A flat becomes ready for this policy only when it becomes part of a society that can act.
