The price that disciplines the search

The most useful thing about Pune’s latest housing draw is not the suspense of the lottery. It is the ceiling it puts in a buyer’s head.

Hindustan Times reported that MHADA’s Pune housing draw covers 4,462 homes priced from ₹11 lakh to ₹64 lakh, per Hindustan Times. A separate Hindustan Times report returned in this research said online registration began on 24 August 2026 and applications close on 15 September 2026. Free Press Journal, also returned in this research, listed advertised Pune-side locations including Hadapsar, Mundhwa, Bavdhan and Bhugaon, and Pimpri-Chinchwad-side locations including Moshi, Wakad and Ravet.

That puts the draw inside the same buyer map as the private registrations below. The lottery may be a public route. The comparison it creates is private and practical: if ₹64 lakh is the visible upper marker in the draw, how much extra waiting time does a private project ask the family to accept?

The shared map is the first filter

The overlap is visible before the project names enter the picture.

The MHADA-location list returned in this research names Hadapsar, Mundhwa, Bavdhan, Bhugaon, Moshi, Wakad and Ravet. Quietlist’s read of the official MahaRERA register places ongoing private supply in those same localities, along with Kirkatwadi and Saswad. That does not make a lottery flat and a private flat the same product. It makes them compete for the same Saturday site-visit diary.

This is where the buyer’s work gets narrower. A public draw creates urgency because the window is short. A private registered project should slow the buyer down because the possession date is part of the price.

Nearer possession changes the comparison

Ravet and Bavdhan deserve the first look for a buyer who cannot wait long.

Godrej Carnival in Ravet is under construction with possession by September 2026, per Godrej Carnival’s MahaRERA registration in the table below. Purva Aspire in Bavdhan, by Puravankara Limited, is also under construction with possession by September 2026, per Purva Aspire’s MahaRERA registration. Forest Grove AT Godrej Park Greens in Ravet follows with possession by September 2027, per its MahaRERA registration.

Those dates do not answer the price question by themselves. The private rows available here do not disclose a comparable sale price for these homes, so the price-side judgement must stop at the public ₹64 lakh marker reported by Hindustan Times. The useful private-market evidence is the registered handover month.

That is still enough to change the shortlist. If a household is choosing between applying for the draw and visiting private projects, a September 2026 possession row is a different conversation from a 2030 or 2032 row. The family is not only comparing addresses. It is comparing how long rent, school planning and loan timing must sit beside the purchase.

Builder name helps, but phase matters more

The temptation in Pune is to read a familiar builder name as shorthand for the whole decision. The filings do not allow that shortcut.

In Mundhwa, Godrej Skyline is under construction with possession by July 2029. Godrej Elaris is under construction with possession by May 2032. Both sit under the wider Godrej Properties presence, but they ask for very different waits.

Hadapsar shows the same discipline. Songs From The Wood - Phase 1 is under construction with possession by December 2027. Songs From The Wood -Phase 2 is under construction with possession by December 2029. Both are linked to Total Environment Building Systems Private Limited, and Hadapsar is one of the locations named in the lottery-location research. The buyer still has to separate phase from brand.

The western and northern belts widen the choice. Wakad has Godrej Evergreen Square with possession by October 2030. Moshi has Prestige Business Hub with possession by June 2028. Bhugaon has Signature Business Centre with possession by December 2027. Saswad has Prestige Platinum with possession by January 2030.

A later possession date can suit a family that is planning ahead and has a stable current home. It is a poor fit for a family that is using the MHADA draw because it needs a lower-entry route into ownership soon. That is the tradeoff the price headline exposes.

The judgement for a Pune buyer

The ₹64 lakh figure should make the buyer stricter with every private-site promise.

Use the public draw as the price anchor, not as the whole market. Then use the MahaRERA possession row as the private-market filter. Ravet and Bavdhan sit closest in the current set because their September 2026 possession rows reduce the waiting burden. Bhugaon, Hadapsar and Moshi sit in the middle of the calendar. Wakad, Saswad and the later Mundhwa registration are for buyers who can plan around a longer handover.

The sharp question at the sales desk is plain: what am I getting for the extra wait?

If the answer is only a nicer brochure, keep looking. If the answer is a locality the family can live in, a builder the family is comfortable with, and a registered possession month that fits the household’s real calendar, the private project has earned a visit. The MHADA draw gives Pune a public price marker. The register tells buyers which private homes deserve their time before the application window closes.
