The Headline Is Land; The Buyer Evidence Starts Later
Puravankara’s Delhi-NCR entry has the clean shape of a big property story: a Bengaluru developer, a Greater Noida land allotment, and a future residential plan. Hindustan Times reported a 13.44-acre parcel with ₹5,200 crore GDV potential, per Hindustan Times.
For a buyer, the useful question is narrower. When does a company event become a homebuying file? The answer is registration. Once a project enters the RERA register, the buyer can compare the builder, locality, possession date, construction progress and sales reported to the regulator.
That is where Bengaluru gives the better reading habit. Quietlist’s read of the official K-RERA register shows live choices across Whitefield, Kadugodi, Gunjur Village, Sarjapura, Varthur, Fraser Town, Akshayanagar and Yamare Village. The lesson is not that Bengaluru and Greater Noida are the same market. It is that the buyer’s decision improves only when the project file is available.
UP-RERA’s public project-view surface is the document trail to watch for future Greater Noida homebuyer evidence, per UP-RERA. Until that file exists for the new parcel, the sharper comparison sits in Bengaluru, where the register already separates near-handovers from long-wait launches.
Bengaluru’s Projects Are Running On Different Clocks
The Whitefield belt gives buyers two very different readings inside the same broad market.
Prestige Glenbrook in Whitefield had 89.0% construction progress in its Q1 2026 QPR filing with K-RERA, filed on 15 July 2026, with possession due in June 2027. The same filing recorded 279 sold to registration out of 285 homes.
Prestige Serenity Shores, also in the Whitefield belt, had 82.0% construction progress in its Q1 2026 QPR filing with K-RERA, filed on 15 July 2026, with possession due in August 2027. Its filing recorded 657 sold to registration out of 657 homes.
Those two files tell a buyer something concrete. The question is not only whether the location works. It is whether the available choices are already deep into construction, and how much of the registered supply has been booked in the developer’s filings.
East Bengaluru then widens the range. Prestige Park Grove in Kadugodi had 58.0% construction progress in its Q1 2026 QPR filing with K-RERA, filed on 15 July 2026, with possession due in December 2027. Prestige Lavender Fields in Gunjur Village had 85.0% construction progress in its Q1 2026 QPR filing with K-RERA, filed on 15 July 2026, with possession due in May 2027.
| Project | Locality | Builder | K-RERA filing used | Construction progress | Sold to registration | Possession date |
|---|---|---|---|---|---|---|
| Prestige Glenbrook | Whitefield | Prestige Estates | Q1 2026 QPR, filed 15 July 2026 | 89.0% | 279 of 285 | June 2027 |
| Prestige Serenity Shores | Whitefield | Prestige Habitat | Q1 2026 QPR, filed 15 July 2026 | 82.0% | 657 of 657 | August 2027 |
| Prestige Park Grove | Kadugodi | Prestige Projects | Q1 2026 QPR, filed 15 July 2026 | 58.0% | 3068 of 3715 | December 2027 |
| Prestige Lavender Fields | Gunjur Village | Prestige Office | Q1 2026 QPR, filed 15 July 2026 | 85.0% | 1472 of 1473 | May 2027 |
| Evergreen @ Prestige Raintree Park | Whitefield | Prestige Estates | Q1 2026 QPR, filed 15 July 2026 | 8.0% | 1171 of 2000 | June 2030 |
| Eaton Park @ The Prestige City | Yamare Village | Prestige Projects | Q1 2026 QPR, filed 15 July 2026 | 2.0% | 167 of 366 | June 2030 |
The Launch Flow Is Choppy
The registration flow across this Bengaluru PIN-code basket is uneven: 560005, 562125, 560067, 560066, 560087, 560115 and 560076. Quietlist’s read of K-RERA project registration months shows 20 registrations in October 2025, 17 in November 2025, 15 in May 2026 and 4 in August 2026.

A busy registration month does not give one kind of buyer choice. It creates a shelf of very different waits. Some files point to 2027 possession. Others point to 2030 or later. That is the detail a headline cannot carry.
Early Files Need A Different Reading
Fraser Town shows the early-cycle end of the same market.
Sobha Crystal Meadows Phase 2 Wing 7 And 8 in Fraser Town had 0.0% construction progress in its Q4 2025 QPR filing with K-RERA, filed on 13 April 2026, with possession due in June 2031. Sobha Crystal Meadows Phase 3 Wing 9 To 15 had 0.0% construction progress in its Q4 2025 QPR filing with K-RERA, filed on 13 April 2026, with possession due in December 2032.
That does not make the files less useful. It makes the buyer question different. A family looking at Fraser Town is reading an early promise with a longer wait. A family looking at Prestige Glenbrook is reading a much nearer construction clock.
The middle ground matters too. Signature Premier in Sarjapura had 65.0% construction progress in its Q1 2026 QPR filing with K-RERA, filed on 12 July 2026, with possession due in March 2028. Prestige Tech Forest in Varthur had 78.0% construction progress in its Q1 2026 QPR filing with K-RERA, filed on 15 July 2026, with possession due in June 2027.
These are not small differences. They change rent planning, school planning, loan timing and how much patience a buyer must bring to the purchase.
The Buyer’s Read
Puravankara’s Greater Noida move is a positive expansion story. For the homebuyer, the practical discipline is to wait for the project file and then read it like a schedule, not like an advertisement.
Bengaluru already shows why. In one register view, a buyer can see a near-complete Whitefield project, a fully sold-to-registration Whitefield file, a mid-cycle Kadugodi project, a long-dated Yamare Village project and early-cycle Fraser Town phases.
The strongest buyer judgement is simple: do not compare only developer names or locality names. Compare the clock inside the filing. The possession date and latest QPR progress decide whether a home is a near move, a planned wait, or a long horizon.
