That word belongs in the flat visit. A family can see sample rooms, towers and club plans. Sewage treatment is harder to inspect, but it decides whether a colony works cleanly after possession.

Quietlist’s read of the official HRERA filings puts Sector 93 at the centre of this question. Four ongoing filings in the locality show possession dates from August 2027 to October 2028. That gives buyers a proper side-by-side read: same locality, different builders, different handover months, one civic-services question.

The Civic Warning Enters The Site Visit

The Tribune report is about GMDA’s warning on faulty sewage plants. The buyer’s takeaway is simple: a possession date should be read with the service plan that supports it.

HRERA QPR filings disclose project status, latest filing date, possession date and registered homes. They do not disclose project-level sewage-treatment capacity, treated-water reuse status or sewage-connection readiness. That single gap changes the buyer’s checklist.

The better shortlist is no longer the one with the nicest brochure alone. It is the one where the builder can give a written, project-specific answer on sewage handling before possession.

Sector 93 Has The Cleanest Comparison

Sector 93 stands out because the filings sit close together in place and time.

Per DLF Gardencity Enclave’s Q1 2026 QPR filing with HRERA, filed on 13 April 2026, the possession date shown is August 2027. Per Signature Global City 93’s Q1 2026 QPR filing with HRERA, filed on 18 April 2026, the possession date shown is November 2027.

The later Sector 93 handovers give the same question more time to be answered. Per Orchard Avenue - 3’s Q1 2026 QPR filing with HRERA, filed on 22 April 2026, the possession date shown is July 2028. Per DLF Gardencity Enclave Phase 2’s Q1 2026 QPR filing with HRERA, filed on 14 April 2026, the possession date shown is October 2028.

That is the useful ranking for a buyer. A nearer possession date deserves an earlier services answer. A later possession date gives more time, but it should still come with the same written clarity.

The chart is not a ranking of importance. It shows how many registered homes sit inside the same locality-level handover conversation. A larger filing brings more homes into the checklist; a smaller filing still matters when its possession date is near.

Per the latest QPR filings with HRERA listed above, Sector 92 is the most immediate read in this group. Both Signature Global City 92 filings show December 2026 possession dates. Buyers there should ask the sewage-readiness question before possession paperwork and final payment.

Sector 37D has a wider spread. Per Signature Global City 37D Extn.’s Q1 2026 QPR filing with HRERA, the possession date shown is January 2027. Per DE-Luxe DXP’s Q1 2026 QPR filing with HRERA, the possession date shown is March 2031. One sector can carry both an early handover file and a longer construction file.

Sector 80 and Sector 106 are longer-horizon choices in this set. Per Sobha Aranya Phase-1’s Q2 2026 QPR filing with HRERA, the possession date shown is October 2030. Per Sobha Altus’s Q2 2026 QPR filing with HRERA, the possession date shown is December 2031.

The Buyer’s Ranking Changes

Put the projects into three buckets before booking.

First, homes with 2026 or January 2027 possession dates need immediate written answers on sewage handling. The family is close to taking keys, so the answer should be close to final.

Second, the Sector 93 group deserves a like-for-like comparison. The buyer can ask each sales team the same questions: where sewage will go on possession, who operates the plant before any public connection is used, whether treated water is reused inside the project, and what the residents’ maintenance body will inherit.

Third, the 2030 and 2031 files need tracking through construction. The longer wait does not weaken the question. It gives buyers more QPR cycles and site visits to see whether the services plan becomes clearer.

That is the practical judgement from the register. Price, carpet area and commute decide whether a home enters the shortlist. In Gurugram, the service answer should decide which shortlisted home feels ready for a cheque.

Sector 93 is the best place to see the method because it offers a real choice set inside one locality. A buyer choosing there should not ask the sewage question last. Ask it while comparing the files, and let the clearest written answer move to the top.
