The affordability signal

Mumbai’s housing market is not giving buyers one simple bargain. It is giving them a calendar.

The Economic Times reported on 3 August 2026 that affordability across India’s housing markets remains split even as borrowing costs soften, with Mumbai and NCR still under pressure, per The Economic Times. ET Realty’s report on Knight Frank India’s H1 2026 affordability reading said six of eight tracked cities were within the affordability threshold, while MMR and NCR remained above the 50% benchmark, per ET Realty.

That is the useful starting point for a Mumbai buyer. A citywide affordability number can tell you the market is tight. It cannot tell you whether your real choice is a near-possession home in Mulund West, a longer-dated suburban bet in Panvel, or a long-horizon prime-city purchase in Sewri or Worli.

Quietlist’s read of the official MahaRERA register shows the split plainly. Mulund West and Panvel each have 2 ongoing registered projects in this Mumbai locality set. Bandra West, Bhuleshwar, Cbd Belapur, Mira Road East, Neral, Owale, Sewri and Worli each have 1, per the MahaRERA registrations listed in the table below.

What the register says

The register does not show one Mumbai pipeline. It shows different clocks.

At the near end, Neral’s Naaz Plaza carries possession by September 2026. Owale’s Ace Enclave, Bandra West’s Prestige Daffodils Chsl and Bellanza Phase 1 at The Prestige City in Mulund West carry possession by December 2026. Bellanza Phase 2 in Mulund West follows by June 2027. These are the rows where a buyer can ask practical end-use questions first: rent overlap, school year, office commute and fit-out timing.

The next band is the 2029 and 2030 supply. Panvel has Bhagwati Elysia III and Bhagwati Elysia IV, both carrying possession by December 2029. Bhuleshwar’s Prestige Ocean Towers - North carries possession by June 2030. Mira Road East’s Prestige Garden Trails carries possession by October 2030. Cbd Belapur’s Aakar 88 carries possession by December 2030. These are not immediate-occupation decisions. They are forward-location decisions.

The longest horizon in this table is concentrated in the premium city geography. Prestige Nautilus in Worli carries possession by June 2032. Sobha Inizio in Sewri carries possession by March 2034. Lower loan rates may improve the entry calculation, but they do not erase the holding period.

Why the calendar matters

Affordability is usually spoken about as a price-income or EMI-income ratio. That is necessary, but incomplete. A buyer does not service an index. A buyer services a loan while waiting for a home.

That is why Mulund West stands out in this set. Both Bellanza registrations sit in pincode 400080 and carry possession dates within the 2026-2027 window, per their MahaRERA entries in the table. For an end-user who wants a registered project with a shorter wait, that is a meaningful practical filter.

Panvel tells a different story. Bhagwati Elysia III and Bhagwati Elysia IV share pincode 410206 and carry the same December 2029 possession month, per their MahaRERA registrations. That gives the locality a clean forward-supply marker, but it asks the buyer to underwrite a longer household timeline. The decision is less about next year’s move-in and more about income visibility, job geography and patience.

The inner-city rows are more selective. Bandra West has Prestige Daffodils Chsl with a December 2026 possession month. Bhuleshwar has Prestige Ocean Towers - North with a June 2030 possession month. Worli has Prestige Nautilus with a June 2032 possession month. Sewri has Sobha Inizio with a March 2034 possession month. The spread itself is the point: Mumbai’s prime map contains both nearer and longer waits, and the buyer’s affordability test changes with each.

MahaRERA’s own project-update guidance says promoters use quarterly and annual updates for project details, per the Maharashtra Real Estate Regulatory Authority’s guidance page at maharera.maharashtra.gov.in/guidance-project-update-quarterly-annually. For a buyer, that makes the possession date the first screen, not the last footnote. It is the anchor before pricing, floor plan and amenities are compared.

The buyer judgement

The practical judgement is simple: in Mumbai, lower rates make the door easier to open, but registered possession timelines decide whether the room is usable.

A household buying for occupation should start with the near-possession rows: Neral, Owale, Bandra West and Mulund West in this read. A household buying a future-location story can study Panvel, Bhuleshwar, Mira Road East and Cbd Belapur with a different lens: the question is whether the household’s income and life plans can carry the wait to 2029 or 2030. A buyer looking at Worli or Sewri should treat the long horizon as central to the purchase decision, not as a small scheduling detail.

That is the quiet split inside Mumbai affordability. The headline says pressure remains. The register says where time gives the buyer more control, and where time itself becomes part of the price.
