A Whitefield buyer in 2021 could lean on a simple comfort: tech salaries were rising, ESOP money was real, and the address had become the city’s east-side shorthand for work and upgrade. By October 2026, that comfort is too broad.
Mint reported that Bengaluru’s premium housing boom from 2021 to 2024 was helped by startup exits and stock gains, and that slower price growth and tech-sector headwinds are now making buyers rethink the equity-to-property habit, per Mint, <https://www.livemint.com/money/personal-finance/tech-wealth-and-bengaluru-property-is-the-playbook-changing-11790773853853.html>.
Quietlist’s read of the official K-RERA register shows where that rethink becomes practical. In the Whitefield-Kadugodi-Varthur-Gunjur-Yamare belt, the better question is not whether East Bengaluru still attracts buyers. It does. The better question is which registered project already has enough construction progress, enough sold inventory, and a possession date that fits a family’s next few years.
Whitefield also has real transport behind the housing interest. BMRCL’s Annual Report 2023-24 says the Reach 1 Extension from Whitefield to K.R. Pura, with 12 stations, commenced on 25 March 2023, per BMRCL, <https://english.bmrc.co.in:8282/English/uploads/finance/english/fileuploads/1730100875629$@!!BMRCL%20English%20Annual%20Report%202023-24.pdf>. Station-wise metro use is visible through RTI-sourced public datasets rather than a regular official station dashboard, per OpenCity, <https://data.opencity.in/dataset/bmrcl-station-wise-ridership-data>. That is the one gap a buyer should keep in mind. Metro access is useful context; the K-RERA filing is the buyer’s harder evidence.
The 2027 Group Has The Sharpest Buyer Use
The cleanest part of the register is the near-possession set. Prestige Glenbrook in Whitefield records 89% construction progress, 279 homes sold to registration out of 285, and a June 2027 possession date in its Q1 2026 QPR filing with K-RERA, filed on 15 July 2026. That is not only a construction-stage fact. It tells a buyer there is already strong take-up around a shorter wait.
Prestige Serenity Shores is even tighter on the sales side. Its Q1 2026 QPR filing with K-RERA, filed on 15 July 2026, records 82% construction progress, 657 homes sold to registration out of 657, and an August 2027 possession date. In a market where buyers are rechecking the old tech-wealth habit, that combination matters. It reduces two uncertainties at once: how far the project has moved, and how much of the registered stock has already found buyers.
Prestige Lavender Fields in Gunjur Village sits in the same practical band. Its Q1 2026 QPR filing with K-RERA, filed on 15 July 2026, records 85% construction progress, 1472 homes sold to registration out of 1473, and a May 2027 possession date. For a buyer deciding around school admission, rent renewal or a job move, that kind of filed position is more useful than a broad view on Bengaluru prices.

The Long-Wait Projects Need A Different Buyer
Prestige Park Grove in Kadugodi sits between the near-possession group and the newer 2030 files. Its Q1 2026 QPR filing with K-RERA, filed on 15 July 2026, records 58% construction progress, 3068 homes sold to registration out of 3715, and a December 2027 possession date. That makes it a large, active project where the buyer is still buying into work ahead, but not into a blank early-stage file.
Evergreen @ Prestige Raintree Park asks for a longer wait. Its Q1 2026 QPR filing with K-RERA, filed on 15 July 2026, records 8% construction progress, 1171 homes sold to registration out of 2000, and a June 2030 possession date. Eaton Park @ The Prestige City in Yamare Village is earlier still on construction, with 2% progress, 167 homes sold to registration out of 366, and a June 2030 possession date in its Q1 2026 QPR filing with K-RERA, filed on 15 July 2026.
That does not make the longer-dated projects weaker choices. It makes them different purchases. The buyer must be able to fund the wait, live elsewhere for longer, and accept that the home belongs to a later life stage.

The Registration Rhythm Gives Buyers Time
The K-RERA pincode registration series for this East Bengaluru set records 20 registrations in October 2025, 17 in November 2025, 8 in December 2025, 13 in January 2026 and 11 in February 2026. It then records 5 in March 2026, 7 in April 2026, a rebound to 15 in May 2026, 5 in June 2026, 10 in July 2026, 4 in August 2026 and 3 in September 2026.
The May and July rebounds matter. They show this is not a straight fall where buyers should read panic into the line. It is a choppier market. New registrations still appear, but the rush is less steady than the late-2025 opening stretch.
That is useful for buyers. A choppy registration rhythm gives time to compare filed progress, possession dates and sold-to-registration figures. It also puts pressure back on the project choice. In this setting, a buyer should not pay only for the story of Whitefield. The buyer should pay for the specific file that matches the move-in plan.
The Buyer Call
East Bengaluru still deserves its place on the shortlist. The metro is running on the Whitefield extension, the employment base remains familiar, and the K-RERA register shows serious ongoing supply across Whitefield, Kadugodi, Varthur, Gunjur Village and Yamare Village.
But the old comfort has narrowed. A known address and a known builder are no longer enough by themselves. The stronger buyer in 2026 separates the 2027 files with high progress and high sold-to-registration positions from the 2030 files that need more patience.
Mint’s question was whether Bengaluru’s tech-wealth property habit is changing. In Whitefield, the answer is already in the filings: buy the date you can live with, not the boom you remember.
