Quietlist’s read of the official RERA registers shows a split that matters. The same national concern is appearing in different market shapes: Mumbai-region supply in Sewri and Panvel, Bengaluru’s concentrated Fraser Town filings, Pune’s spread across Kirkatwadi, Bhugaon, Moshi and Saswad, Noida’s Indirapuram projects, and Gurugram’s Sector 71 and Sector 106 entries.
That produces the buyer judgement. If the household needs a near-term, comparable shortlist, Pune and Panvel give cleaner possession windows. If the household wants to enter a longer-cycle branded programme, Bengaluru’s Fraser Town filings are the sharper evidence set because the QPRs disclose stage and units. If the household is choosing NCR, Noida and Gurugram are not one decision; the official records point to different localities, different timelines and different project filings.

Mumbai’s visible entries are simple to read. Sobha Inizio in Sewri is under construction with possession by March 2034, per its MahaRERA project registration details. Pune gives a different choice. The buyer call is not whether Pune is “hot”. It is whether the buyer wants a specific micro-market with a stated possession month.
Bengaluru is the opposite. The Fraser Town cluster is early, concentrated and well filed. It is a long-horizon entry decision with unusually comparable filings.

That is a sharper affordability lens than price talk alone.
