Premium Housing Has One Hard Question: Can You Wait Till 2035?

That headline is useful, but price is only the first filter. A buyer should treat the premium shift as a calendar decision. Quietlist's read of K-RERA, MahaRERA, UP-RERA and HRERA filings shows ongoing registered supply across Mumbai, Bengaluru, Pune, Noida and Gurugram with possession or registration-expiry months running from December 2027 to December 2035.

The Price Shift Lands Differently By City

Bengaluru gives the cleanest long-calendar example. Four Sobha Crystal Meadows phases sit in Fraser Town: Phase 2 Wing 7 and 8, Phase 3 Wing 9 to 15, Phase 4 Wing 23 to 28, and Phase 5 Wing 16 to 22. Each K-RERA Q4 2025 QPR was filed on 13 April 2026. Each reported 0.0% construction progress.

Those rows do more than name a brand. They tell a buyer where the clock begins. The K-RERA filings show registration-expiry months from June 2031 to December 2035. The same K-RERA rows return declared project costs of Rs 198.06 crore for Phase 2, Rs 177.99 crore for Phase 3, Rs 119.05 crore for Phase 4, and Rs 295.46 crore for Phase 5. The returned combined declared cost for the Bengaluru cluster is Rs 790.56 crore.

Noida reads differently. The UP-RERA Projectsummary filings show Mayflower AT THE Prestige City and Mulberry AT THE Prestige City in Indirapuram. Both are Prestige entries. Their UP-RERA rows carry November 2029 registration-expiry months. For a buyer comparing these two Prestige entries, the filing gives a tighter calendar than the Bengaluru set.

Gurugram sits on a longer but still legible schedule. Sobha Altus in Sector 106 has a December 2031 registration expiry in the HRERA row, and its HRERA Q2 2026 QPR was filed on 15 July 2026 with 296 units in the filing. Sobha Crescent Phase - 1 in Sector 71 runs to March 2033 per the HRERA project filing. The HRERA rows used here carry blank reg-number cells, so the citation names the HRERA filing artifact.

Maharashtra spreads the choice across addresses. The MahaRERA rows cover Sewri, Panvel, Kirkatwadi, Bhugaon, Moshi, and Saswad. Bhugaon carries the nearest date in this set, December 2027. Sewri carries the longest Maharashtra date here, March 2034.

The Calendar Is The Comparison

The table gives the buyer a harder instruction than the market headline. Start with the possession month. Then ask whether the QPR, where available, matches the wait you are accepting.

The Fraser Town monthly series adds another layer. K-RERA registrations in the pincode move from 0 in August 2025 to 4 in May 2026, then 1 in June 2026 and 1 in July 2026. New registrations arrive unevenly. Filed possession months remain the anchor.

What A Buyer Should Do With This

CareEdge’s 53 per cent figure says developers are launching more expensive homes. The RERA filings say buyers should compare time before they compare names.

Sobha appears across Bengaluru and Gurugram in this set, but the dates are not the same. Bengaluru stretches from June 2031 to December 2035. Gurugram runs from December 2031 to March 2033. Prestige appears through two UP-RERA Indirapuram components, both pointing to November 2029. Maharashtra gives a wider map, from Bhugaon in December 2027 to Sewri in March 2034.

The practical call is plain. A buyer drawn to the national premium story should not stop at the price band or the builder name. Read the QPR where the regulator provides one. Read the possession month for every project. Pick the city and project where the wait fits the next home you actually need.
