Moneycontrol reports that some Hyderabad villa buyers now ask whether politicians live nearby, with a realtor citing concerns about crowds, frequent visitors and supporters’ banners for people seeking privacy (Moneycontrol). That is a broker’s observation. The useful fact a buyer can verify begins with the precise name printed on the project entry.

In Uppal, Navya Pearl and Navya Lotus are filed under S S CONSTRUCTIONS. Quietlist’s exact-name read of the retained TG RERA Hyderabad-region register finds 36 registrations under that spelling, running from 27 December 2019 to 6 August 2024.

S.S.Aarka is filed under S.S.CONSTRUCTIONS. The register contains one registration under that precise spelling, dated 14 March 2022.

A 36-entry history extending to August 2024 and a one-entry history dated March 2022 are different trails for a buyer to follow. The wider, later trail can help locate other projects filed under the same precise promoter name, compare their stated locations and check whether a salesperson is referring to the correct registration. It says nothing by itself about construction quality or demand.

Because these entries do not state a project type, this is an identity check—not an analysis of Hyderabad’s villa market or proof of the reported buyer preference.

The spelling changes the search

TG RERA records the two promoter strings separately. Under S S CONSTRUCTIONS, 21 registrations came after the registration date shared by Navya Pearl and Navya Lotus. Those later entries cover eight distinct filed locations, per Quietlist’s exact-name grouping of the TG RERA Hyderabad-region register.

The dated registrations under that exact spelling also show that the filing history continued across several years:

These are registration counts, not home sales, launches or current inventory. Their practical value is continuity: a buyer starting with Navya Pearl can search the same exact promoter spelling across entries dated from December 2019 to August 2024.

Three Uppal entries, two precise names

The individual project entries show why the distinction matters. TG RERA’s project-search records provide the project name, filed promoter, location, registration date and certificate-validity date. For these three entries, a filed status and construction percentage are not stated.

The first two rows come from the respective Navya Pearl and Navya Lotus TG RERA project-search entries. Both state Kothapet, Uppal, and both carry the same registration and certificate-validity dates. The third row comes from S.S.Aarka’s TG RERA project-search entry and states Mallapur, Uppal, with different dates and a differently punctuated promoter name.

Certificate validity is not a possession date. A buyer still needs the promised possession date from the current project documents and should compare it with the information supplied for that specific project.

How the check works at the booking desk

Take Navya Pearl as the starting point. Copy S S CONSTRUCTIONS exactly from its TG RERA entry. Match the project name, Kothapet location and registration number against the documents shown at booking. Record 30 October 2020 as the registration date and 22 February 2026 only as the certificate-validity date.

Now compare S.S.Aarka. Its promoter is filed as S.S.CONSTRUCTIONS, its location is Mallapur, and its registration date is 14 March 2022. The punctuation is part of the identity presented by the register. A search for the Navya spelling should not be treated as the filing history for the Aarka spelling.

This project-first method also follows TG RERA’s official FAQ, which says registration applies to the project or phase. The project entry therefore comes before any broad claim about a familiar-sounding promoter name.

Ameenpur offers brief supporting evidence. Exact grouping finds 13 Telangana registrations under S R CONSTRUCTIONS, three under S.R.CONSTRUCTIONS, and one under S.R CONSTRUCTIONS. Their known registration histories also end on different dates: 21 May 2024, 30 April 2021 and 31 January 2020 respectively, per the retained TG RERA Hyderabad-region register. Similar-looking names can lead to materially different sets of filed projects.

Privacy is personal; identity is checkable

A prominent neighbour may matter to one buyer and mean little to another. Moneycontrol’s report captures that personal concern, but it cannot replace the project-level check.

Uppal supplies the clearer lesson. Navya Pearl, Navya Lotus and S.S.Aarka sit within the same broad part of Hyderabad, yet their filed promoter identities must be read exactly as written. Start with the named project. Match its location and registration number. Treat certificate validity as certificate validity. Then trace only the registrations carrying the same precise promoter name.

The most dependable question at a site visit is not who lives nearby. It is: “Show me the TG RERA entry for this exact project.”
