On 25 August 2026, Puravankara signed a joint development agreement for a 7.83-acre parcel in South-East Bengaluru, beside the Electronic City employment belt and off Hosa Road and Hosur Road, with the Namma Metro Yellow Line within reach (Hindustan Times). The proposed project carries an estimated gross development value of ₹1,100 crore and about 0.89 million square feet of saleable area.
For a buyer, the date matters as much as the address. A land deal today is future supply. The RERA register shows the homes already registered, filed and moving through quarterly progress updates. That is where the South-East story becomes useful.
The August parcel is not an isolated call. It is Puravankara’s fifth Bengaluru land addition in the financial year. Together, the five parcels add up to 49.76 acres, roughly ₹6,300 crore of potential development value and about 5.12 million square feet of saleable area (Business Standard). The other four are a 6.4-acre JDA in Sarjapur with ₹1,000 crore of gross development value, a 9.73-acre outright buy in Sanna Ammanikere with ₹800 crore, an 11.23-acre JDA in Doddagubbi with ₹1,100 crore and a 14.57-acre parcel in Mandur with ₹2,300 crore (Economic Times).
One disclosure remains outside the buyer’s view: the company did not name the landowner or disclose the JDA’s commercial terms (The Hindu BusinessLine).
The live comparison starts before Puravankara launches
The useful comparison is not between one press release and another. It is between future land and filed projects that already tell a buyer three things: how much work is complete, how much has been sold to registration, and when possession is due.
That makes the current K-RERA filings a working map. The direct South-East and East comparisons sit in Sarjapura, Whitefield, Kadugodi, Gunjur Village, Varthur, Yamare Village and Akshayanagar. Fraser Town and Kasaba Hobli are a separate Bengaluru benchmark in the same register read: they show how newer city projects look when work is still at the start.

What the corridor data says
Start with the South-East side of the map. Signature Premier in Sarjapura is 52% complete, with possession due in March 2028, per its Q4 2025 QPR filing with K-RERA. That gives a buyer a registered project to test in one of the same land-addition corridors named in the Puravankara run.
Move east, and the choice becomes more layered. Prestige Park Grove in Kadugodi is 54% complete and has 3,068 of 3,715 units sold to registration, with possession due in December 2027, per its Q4 2025 QPR filing with K-RERA. Prestige Lavender Fields in Gunjur Village is 82% complete, with 1,472 of 1,473 units sold to registration and possession due in May 2027, per its Q4 2025 QPR filing with K-RERA.
Whitefield has both late-stage and longer-wait supply. Prestige Glenbrook is 86% complete, with 278 of 285 units sold to registration and possession due in June 2027. Prestige Serenity Shores is 77% complete, with 657 of 657 units sold to registration and possession due in August 2027. That split is the point. A buyer who wants a shorter wait should read the 2026 and 2027 possession dates first. A buyer who wants a newer phase, a larger launch or a later plan can look at the 2029, 2030, 2031 and 2032 dates with eyes open.

The registration flow is not a one-month burst. Quietlist’s read of the official K-RERA register shows pincode-level new residential project registrations ranging from 5 to 20 projects a month between August 2025 and July 2026. That is enough activity for a buyer to compare timelines instead of waiting for one future launch to define the market.
The buyer call
Puravankara’s land run tells you where new luxury supply may arrive. The register tells you what can be checked now.
For a buyer near Electronic City, Hosa Road, Hosur Road or Sarjapur, the practical move is to use the Puravankara news as a prompt, not as a decision. Ask what is already registered nearby, then compare it against the East Bengaluru projects that have filed progress. If the priority is a shorter wait, the filings point first to the projects already above 77% construction and due in 2026 or 2027. If the priority is a later-cycle home, the buyer is choosing a longer possession date and should treat that as the central fact, not a footnote.
The land chart can change the story of a corridor. It does not replace the filing. In Bengaluru, the buyer who reads both has the better question: not which builder bought land, but which registered project has the timeline, progress and sold-to-registration position that matches the life they are planning.
