A Ganesh Chaturthi buyer has a simple first job this year: put the payment plan beside the RERA date, then decide whether the wait fits the household.

That makes the offer easier to discuss at the sales desk. It does not make every under-construction home the same kind of purchase.

Quietlist’s read of the official RERA registers shows the real spread. The selected projects across Mumbai, Bengaluru, Pune, Noida and Gurgaon sit in very different time bands. Noida’s Indirapuram rows point to November 2029. Gurgaon’s selected HRERA filings run to October 2030 and December 2031. Bengaluru’s Fraser Town phases run from June 2031 to December 2035. Sewri’s selected MahaRERA row points to March 2034.

The Wait Comes In Bands

The useful order is not city alphabetically. It is time.

A buyer who wants the shortest visible wait in this set should first read the Pune and Panvel rows with 2027, 2028 and 2029 possession dates, and the two Indirapuram rows with November 2029 UP-RERA expiry dates. That is the near-term band.

The middle band sits in Gurgaon. Sobha Aranya Phase-1 in Sector 80 carries an October 2030 timeline. Sobha Altus in Sector 106 carries December 2031, per the selected HRERA project rows and Q2 2026 filings submitted on 15 July 2026.

The long-wait band is led by Bengaluru and Sewri. K-RERA places four Sobha Crystal Meadows phases in Fraser Town, with timelines from June 2031 to December 2035. Sobha Inizio in Sewri carries March 2034 in the selected MahaRERA row.

That hierarchy should decide the conversation. A flexible plan on a 2029 project helps a buyer arrange savings, rent and loan drawdowns over a shorter wait. A flexible plan on a 2034 or 2035 project needs a different family decision: whether the household is comfortable staying with the purchase for that long.

The Full Filing Surface

The table gives the buyer a better starting point than the festive brochure. It separates the project by official time, not by sales language.

Maharashtra has the widest spread in this set. The selected MahaRERA rows include Sobha Inizio in Sewri, Bhagwati Elysia III and Bhagwati Elysia IV in Panvel, Signature Business Centre in Bhugaon, Signature Space Realty in Kirkatwadi, Prestige Business Hub in Moshi and Prestige Platinum in Saswad. Their visible possession dates range from December 2027 to March 2034, per the selected MahaRERA project listings.

Noida is more compact here. Mayflower AT THE Prestige City and Mulberry AT THE Prestige City both sit in Indirapuram, with November 2029 UP-RERA registration expiry dates visible in their UP-RERA project-summary rows.

Bengaluru Gives The Sharpest Check

Fraser Town is the clearest worked example because K-RERA gives both the timeline and QPR progress in the rows reviewed here.

Sobha Crystal Meadows Phase 2 Wing 7 and 8, Phase 3 Wing 9 to 15, Phase 4 Wing 23 to 28 and Phase 5 Wing 16 to 22 all have Q4 2025 filings dated 13 April 2026, per their K-RERA QPR filings.

Those filings report 0.0% construction progress. The same K-RERA project rows return declared costs of ₹198.06 crore, ₹177.99 crore, ₹119.05 crore and ₹295.46 crore for the four phases.

That is not a red mark. It is clarity. A buyer can see that these are early-stage, high-value filings with long official timelines. The right question is whether the payment milestones match the household’s income path until June 2031, December 2032, December 2033 or December 2035.

The pincode-level K-RERA registration series around Bengaluru 560005 adds one more useful reading. It records 2 registrations in September 2025, 1 in October 2025, 1 in November 2025, 1 in December 2025, 1 in January 2026, 0 in February 2026, 1 in March 2026, 2 in April 2026, 4 in May 2026, 1 in June 2026, 1 in July 2026 and 0 in August 2026, per the K-RERA registration-trend query. The locality has recent official activity, but the buyer still has to read each project’s own QPR filing.

What To Do With The Offer

The Ministry of Housing and Urban Affairs describes RERA’s public framework through project registration and buyer-facing disclosures, per MoHUA, https://rera.mohua.gov.in/key-features-of-RERA.html. For a homebuyer, that makes the official filing the anchor and the festive plan the overlay.

So the order of reading is clear. First, place the project in its time band. Second, read the QPR progress if the regulator publishes it for that project. Third, compare the payment milestones with the family’s rent, savings and loan drawdown plan.

A festive offer can make the entry easier. The RERA date tells you how long the purchase will sit inside your life.
