The wobble is a selectivity test

A softer quarter is not a reason to treat every tech-hub home the same. It is a reason to separate projects by evidence.

BusinessToday reported that housing sales across India’s top cities fell 6% in Q2 2026, citing Anarock, and said affordability remained the key risk, per BusinessToday. The useful buyer question is narrower: when demand becomes more cautious, which registered projects give you enough filed information to judge stage, absorption and waiting period?

The answer differs across the Bengaluru and Pune-region supply surfaced here. Bengaluru’s K-RERA filings show a ladder: near-complete, mid-stage, early-stage and newly started projects can be compared on construction progress and sold-to-registration figures. The Maharashtra RERA entries in the Pune region provide registered identity, locality and possession markers for this comparison.

Bengaluru’s signal is not just progress. It is choice by stage.

The strongest Bengaluru lesson is that 86.0% completion and 24.0% completion can both be rational choices. They are not the same negotiation.

Prestige Glenbrook in Whitefield was 86.0% complete, with 278 of 285 units sold to registration, per its Q4 2025 QPR filing with K-RERA filed on 15 April 2026. That is late-stage supply. The buyer conversation moves quickly to final works, handover timing and price discipline.

Evergreen @ Prestige Raintree Park, also in Whitefield, was 24.0% complete, with 841 of 2,000 units sold to registration, per its Q4 2025 QPR filing with K-RERA filed on 15 April 2026. That is a different purchase. It asks for patience, a longer payment arc and a clearer view on personal holding period.

Prestige Serenity Shores was 77.0% complete, with 657 of 657 units sold to registration, per its Q4 2025 QPR filing with K-RERA filed on 15 April 2026. Prestige Park Grove in Kadugodi was 54.0% complete, with 3,068 of 3,715 units sold to registration, per its Q4 2025 QPR filing with K-RERA filed on 15 April 2026.

Those numbers do not make a buy call by themselves. They tell the buyer what kind of question to ask. Near-complete supply is about delivery visibility. Mid-stage supply is about remaining execution. Early-stage supply is about whether the launch price compensates for time.

Launch rhythm has not gone silent

The monthly registration series also matters because a slowdown story can make buyers assume supply has frozen. The Bengaluru pincode series does not show that. It shows an uneven but live registration rhythm: 15 registrations in August 2025, 5 in March 2026, 13 in May 2026 and 9 in July 2026, per the K-RERA registration-month series parsed for the supplied Bengaluru pincodes.

That is the second buyer consequence. A market wobble does not remove choice. It changes the premium a buyer should place on evidence. In Bengaluru, the evidence can be staged project by project.

Pune-region supply gives a possession-led screen

The Pune-region entries sit across Kirkatwadi, Bhugaon, Moshi and Saswad. The Maharashtra RERA rows identify under-construction supply with possession markers from December 2027 to January 2030.

That produces a different first screen. A Pune-region buyer begins with the registered entity, locality, possession month and fit with the household’s timing. It is still a disciplined way to narrow the market. It is simply more timeline-led than Bengaluru’s QPR-led comparison.

The buyer judgement

The top-city sales slowdown is not the main story for a household choosing between projects. The main story is whether the filing lets you negotiate from stage, absorption and time.

In Bengaluru, the register lets a buyer sort the field into near-complete, mid-stage and early-cycle supply. A late-stage Whitefield project with 278 of 285 units sold to registration is not competing on the same buyer risk as a Whitefield project at 24.0% completion. A Fraser Town project at 0.0% completion is not weak because of that number; it is early-cycle, and the waiting period must be priced into the decision.

In the Pune region, the sharper comparison is calendar fit. Kirkatwadi, Bhugaon, Moshi and Saswad give different possession windows. That matters in a softer market because timing becomes a negotiating fact, not a brochure line.

The practical rule is simple. Do not buy the slowdown story wholesale, and do not ignore it. Use it to ask better questions. In Bengaluru, ask how far the QPR says the project has moved and how much has sold to registration. In the Pune region, ask whether the registered possession month matches your own holding period. The buyer who does that is no longer reacting to market mood. She is turning a cautious quarter into leverage.
