A family choosing between towers at L&T Realty Crestoria Estate can keep its moving plans within 2030. A family choosing between Arihant Aspire’s phases faces declared dates stretching from December 2027 to March 2032. Those are different buying decisions, even under the same Panvel infrastructure headline. The respective MahaRERA project records support a clear judgement: compare homes by the time you need them before comparing the suburb’s future promise.

Realty Plus Magazine’s report describes airports, highways and rail projects drawing attention to Panvel’s property market. That is a useful reason to examine the area. The more revealing finding for a household is inside the developments themselves: a shared project name can cover either a choice between months or a choice between substantially different stages of family life.

Quietlist’s reading of the individual MahaRERA project records puts those differences at the centre of the Panvel comparison.

The size of the difference matters

At L&T Realty Crestoria Estate, the records name Larsen & Toubro Ltd. (Realty Division) as promoter. T4 carries February 2030 and T1 September 2030. The declared dates for T5, T2 and T3 sit between those endpoints. The calendar-month spread is 7.

That is a scheduling choice within a year. It can matter to a rental renewal, a school admission or a work transfer. But a household comfortable planning its move around that year can consider the listed towers together, then give more weight to layout, carpet area and payment terms.

Arihant Aspire requires a different comparison. Its MahaRERA project records name ARIHANT ABODE LIMITED as promoter. Phase I carries December 2027; Phase IV carries March 2032. The spread is 51 calendar months. Choosing across those endpoints changes the period for which a household must arrange its present accommodation.

The Highlands, Godrej City, Panvel has a similarly broad range. Its individual MahaRERA tower records name CAROA PROPERTIES LLP. Tower 4 carries December 2026, while Tower 6 carries July 2031—a spread of 55 calendar months. Tower 5 and Tower 7 have their own dates between them.

These are declared project schedules, not confirmation of handover, available homes, construction percentages, sales or an identical transport benefit at every address.

Aspire’s phases are unevenly spaced

The shape of the Aspire schedule adds another useful distinction. Phase II’s declared month falls 36 months after Phase I’s. Phase III follows Phase II by 12 months. Phase IV follows Phase III by 3 months, according to the date comparison of their MahaRERA project records.

For a household considering the later phases, the choice between Phase III and Phase IV is therefore much closer in time than the choice between Phase I and Phase II. Simply placing each phase under its completion year would hide that difference.

The chart selects all the listed Aspire phases to show this spacing consistently. December 2027 is the baseline; offsets compare calendar months, without converting individual days into fractions of a month.

This is why the phase sequence alone should carry little weight in a buying decision. A later phase number can mean a relatively small adjustment to moving plans or a substantially longer period in the current home. The actual declared date tells the buyer which discussion to have.

Put a household deadline beside the filing

Consider a hypothetical household that wants to move by 31 December 2028. On declared dates alone, Aspire Phase I and The Highlands Tower 4 fall on or before that deadline. Aspire’s later phases and the listed Crestoria towers fall after it.

That household should build its initial comparison around the earlier dates and then establish the specific home’s readiness and terms. A household planning around 2030 can instead examine Crestoria’s within-year choices. The same locality can serve both searches, but the homes being compared would differ.

The practical step is precise: match the registration number in the offer to the exact phase or tower in the table. Then place its declared date beside the household’s intended move. That makes discussions about rent, payments and the chosen home concrete.

Panvel’s infrastructure story can explain why a buyer starts looking. These filings explain how to narrow the search. Crestoria’s within-year spread and the longer ranges at Aspire and The Highlands call for different shortlists. Choose the moving horizon first; let the wider development of Panvel add to a home that already fits it.
