A real project, from the real filing

The filed work table shows Villas 1–5 with complete structures — and Villas 11 and 12 at plinth 0%, structure 10%. They should not carry the same price.

This is a real sample report, not a template — every crop below is from the actual filed drawings and papers.

1. The filing ranks the villas by how much is actually built

The promoter’s own filed work table does not show every villa at the same stage: for Villas 1–5 the structure is complete but finishes range from 10% to 100% and plumbing from 12% to 100% — while Villas 11 and 12 are shown at basement 60%, plinth 0%, structure 10%. If those villas are offered, that hierarchy belongs in the price and the payment schedule.

Put this villa’s current engineer-certified stage against the filed work table before we link any payment to a completion claim.

2. The completion date moved a year — read both dates

An older filing declares completion by 31 December 2025. The regulator’s current signed record says 31 December 2026. The old date has passed; the new one is a target, not proof your villa is ready. Ask for a dated, engineer-certified schedule for your villa and the roads and utilities it depends on.

Treat 31 December 2026 as the target we write milestones against — not as a promise already kept.

3. Paired villas: ask for the outer side, and know your row

These twelve villas are paired row-houses — 01-02 through 11-12 — with stairs drawn near the shared central line. If separation matters, ask for the outer side of a pair. The 01–07 row’s entrances face the 9-metre internal road: easy arrival, and a road relationship you should see on the plan before you price it.
