1. Choose the setting first. The villa number after.

The approved plan supports asking for a villa beside a park or open space in Blocks 5, 2 or 4 first. The lake-side villas in Block 1 are a real alternative — but they sit beside the labelled transformer and DG yards, so do not pay for lake-side as automatically better. And these villas share Phase 1 with 832 apartments, with a planned Phase 2 allowed to use the same facilities — position inside the scheme matters. The drawings support choosing the block and setting; only the booking annexure can identify the exact villa number in it.

Show me a park-side villa in Block 5, 2 or 4 before you show me a lake-side villa in Block 1.

2. Same size. ₹1.79 crore apart.

The filed inventory pairs villa numbers with carpet areas — and same-area Villas 13 and 14 were filed at considerations about ₹1.79 crore apart. Those are filed figures from the record, not today’s prices — what they prove is that area alone does not explain price here; setting does. Compare a named villa only by its filed carpet area and a written price break-up.

Give me the written price break-up for every shortlisted villa — plot size, setting, parking, preferential charges, every excluded cost.

3. “100% power backup” has a divisor in the fine print

The specification promises 100% backup of allocated power — but its DG calculation uses a diversity factor of 2.0. That does not tell you what can run at the same time in your villa. Before planning air-conditioning or heavy appliances, get the sanctioned load, the backed-up maximum, excluded appliances and the backup tariff in writing.

Do not tell me “100% backup” — tell me, in writing, what can run at the same time during an outage.

What we refuse to guess at

  • Which villa number sits in which setting — the drawings show blocks and edges, not the sale key; the booking annexure must.
  • Whether the lake view or park side will stay as drawn — a plan is an approval, not a landscape guarantee.
  • Anything about Phase 2's timing — the filing only tells us it may share these facilities.
