A real project, from the real filing

The tower is certified structurally complete. The same certificate says the flat interiors, the lifts and the fittings are not.

1. Your tower is filed as part of a much larger building

Tower A is filed as part of Residential Building No. 3 — Towers B to E may each rise to 69 upper floors beside it, and the amenities are shared with the buyers of Towers B and C.

Judge a Tower A home for the outlook and access it has now. Do not pay for a promise that the rest of this larger building will leave it private.

2. The lifts from the ground floor stop at the 62nd floor

The filed fire record says the ground-floor lifts terminate at the 62nd floor. Homes above that reach their upper levels some other way — the filing does not say how.

Ask for a home below the 62nd floor, unless the seller can show you exactly how lift access and emergency movement work above it.

3. A valuation sheet is not proof that a flat is for sale

The filed valuation schedule lists upper-floor flat numbers — it does not say they are unsold. Ask for written confirmation that the exact flat is available before you pay anything.
