A real project, from the real filing

Plots A/1, A/5 and A/8 border the internal green pocket. The A/25 row fronts the marked domestic-water line and fire-hydrant points. Same colony — not the same plot.

This is a real sample report, not a template — every crop below is from the actual filed drawings and papers.

1. First choose where the plot sits — then the home on it

The report’s first ask is a plot in A/1, A/5 or A/8 — the rows the plans put directly on the internal green pocket. One caveat travels with it, from the same sheet: A/5, A/8 and A/10 also sit beside marked 9-metre and 10-metre internal roads, so do not assume the green edge is the quiet edge.

Show me an A/5 or A/8 plot that directly borders the green pocket. I will accept shared green. I will not pay for private green access.

2. One row fronts the water line and the fire hydrants

The services plan puts the marked domestic-water line and external fire-hydrant points on the 9-metre road in front of A/25 and the adjoining A/14 bottom row. Other rows have services near them too — but this is the one confirmed row where the drawing puts them at the front boundary.

Before we talk price, mark my exact plot and every service line around it on this services plan.

3. “Future potential” here is already used up

The typical plan is already close to its permitted build-up: the stilt is parking, the basement is service space, and all four independent-floor positions are used. The plan repeats the same layout on every floor — it does not give the terrace to the fourth floor. A promise of another saleable unit, a converted stilt, or “terrace rights” needs fresh sanction before it is worth a rupee.

If the fourth floor is sold as a terrace home, show me where the sale deed gives that terrace — the approved plan does not.

What we refuse to guess at

  • Which plot number is available or released today — the filing shows positions, the sales desk holds availability.
  • Whether the green edge will be quieter — the drawings show roads and services, they cannot promise sound.
  • Whether the colony will be built exactly as drawn — we read the filing, we did not visit the site.
