Sales
How many are filed as sold or booked?
In MAULI PRIDE, 76 of 137 units filed with MahaRERA are recorded as sold or booked, about 55%, and 61 are filed as unsold.
55%sold or booked
76 of 137 units
₹44.85 Cr
committed by buyers
Counts and agreement value as the promoter filed them at the last compliance date; this is the filed inventory, not current availability. Of that agreement value, ₹42.33 Cr (about 94%) is recorded as collected and ₹2.51 Cr as receivable. The registration lists 496 units; this inventory lists 137. These are separate filed records. Their counts do not match; neither count establishes today's availability.

Filed agreement values: across 76 sold or booked entries with usable filed values and areas, the effective carpet rate is ₹14,032/sqft, with eight in ten falling between ₹11,213 and ₹20,413 — computed from the agreement values and carpet areas the promoter filed, not broker quotes.
The inventory filing also declares: 358 reserved and 1 not for sale.
What the filings record, unit by unit
Read from MahaRERA on 18 October 2026
This unit list contains 496 entries; the separate sales summary contains 137. The lists can differ in status coverage and filing date. Use the source date shown with each.
MahaRERA publishes, unit by unit, what this promoter filed: which units are sold and which are not, the RERA carpet area of each, and for sold or booked entries the filed agreement value — the consideration filed for that specific unit. On this project 76 units carry one, and 61 of the 496 are recorded unsold.
Here is one unit filed as unsold, beside the amounts filed for comparable units:
| Unit | Carpet | Filed comparison | Based on |
|---|---|---|---|
| SHOP NO.05 | 401 sqft | Rs 14,896 a sq ft typical, over Rs 10,427 to Rs 22,907 | 41 filed · nearby areas in the project (within 8%) |
A filed consideration is the amount the promoter reported for one unit. It is not a valuation, and MahaRERA does not publish the date of any of these agreements — read a range as a spread, not as a trend. An unsold row means no sale had been filed for it when we looked, which is a filing state, not a promise that the unit is available to you today. One of the two observations is an archived copy whose time is the moment the file was written, not a portal fetch time.
In MAULI PRIDE, 57 of the 61 unsold units have filed sales to compare with. The Sales Report gives each of them its own row — the filed agreements behind its comparison listed in full, the government reckoner value the promoter filed against it, and mortgage status where the filing supplies it. Missing mortgage information is not confirmation that a unit is free of a mortgage. Built from the filing itself, sent by email.

Legal & Litigation
The promoter has declared 6 court cases on this project to MahaRERA. Filed statuses: 1 “CLOSED” (filed description; status field empty); 1 “PENDING NEXT DATE GIVEN” (filed description; status field empty); 4 “Ongoing”. These are the promoter's filed statements, not a current court check. A disposed application or motion does not establish that the whole case is closed. Litigation can cloud the land title or stall the build — have a lawyer pull the cause list for each and confirm whether it touches the title to your unit. This is declared by the promoter; there may be further cases not on the RERA record.

Hereto annexed and marked as "Exhibit A" is a copy of the said Impugned Order dated 2nd June, 2023. b) The Appellant states that the Appellant is the promoter/developer of registered project known as ‘Mauli Pride’ bearing MahaRERA registration no. p51800001199, (hereinafter referred to as “the said project”) located in Village Kurar, Borivali. c) The Appellant states that in the month of November, 2010, the Respondents showed interest in buying a flat in the said registered project. Pursuant to the same, on 15th November, 2010, the Respondents booked Flat No. 401 admeasuring 34.28 sq. mtrs (carpet) area in wing 2B of building ‘Mauli Pride’ (hereinafter referred to as “the said Flat”) for sell consideration of Rs. 42,63,000/- (Rupees Forty-two Lakhs Sixty-Three thousand only). The appellants crave leave to refer and rely upon the said booking form dated 15th November, 2010, as and when required. d) The Appellant states that as per the payments schedule decided between the parties, the Respondents were supposed to pay 30% of the flat cost to the Appellant, but the Respondents only paid a sum of Rs. 10 lakhs as booking amount as on 31st January, 2011. e) The appellant states that the respondent miserably failed to pay the sale consideration as per the payment schedule. The respondents did not pay any amount after 31st January, 2011 and showed no interest to register the agreement for sale. Therefore, on 7th December, 2016, the appellant had no option but to issue a demand notice to calling upon the respondents to pay Rs. 11,56,604/- (Rupees Eleven Lakhs Fifty-Six Thousand Six Hundred and Four only) as 4th slab of the said project was already complete. Hereto annexed and marked as the Exhibit - B is the copy of the Demand Notice dated 7th December, 2016. The demand notice was duly served and received by the Respondents. f) The appellant states that in the said demand notice, the respondents were further called upon to pay the said outstanding amount within 7 days from the receipt thereof, failing which the appellant will be forced to cancel the booking of the respondents. The appellant offered to refund the entire payment of the respondents with 8% simple interest. g) The appellant states that after receipt of the said notice, the respondents neither replied to the said notice nor paid the demanded amount to the Appellant. Thus, the Respondents consented to the cancellation of the booking of the said flat. h) The appellant states that the appellant was surprised to receive the legal notice dated 26th March, 2021, calling upon the Appellant to execute an agreement for sale towards the said flat and reminder notice dated 3rd May, 2021 after lapse of nearly 4 years and after having no steps pursuant demand notice dated 7th December, 2016. Hereto annexed and marked as Exhibit -C and D are the copies of the legal notice dated 26th March, 2021 and reminder notice dated 3rd May, 2021, respectively. i) The Appellant states that in reply to the said notices, the appellant vide a reply dated 18th May, 2021 denied all the contentions of the respondents and stated that the booking of the said flat has already been cancelled as the Respondents failed to take any measures after notice dated 7th December, 2016 and that the respondents have not taken any steps to take the refund from the appellant. j) The Appellant states that the respondents filed the complaint no. CC006000000197429 before the MahaRERA on 28th June, 2021, seeking directions from the Ld. Authorityto execute the agreement for sale under section 13 of RERA Act, 2016, without disclosing material facts and thus playing fraud upon the Ld. Authority. Hereto annexed and marked as the Exhibit - E is the copy of the said complaint. k) The appellant states that the appellant was unable to appear before the Ld. Authority as the person incharge/manager of handling and managing the MahaRERA portal and other formalities did not keep the management informed of the proceedings filed by the respondents against the appellant. The said employee subsequently left the appellant organization and did not handover the MahaRERA portal details to his successor. Therefore, on several occasions when the hearing was held the appellant was unable to attend the same due to the inadvertence on the part of the employee/manager of the appellant. l) The appellants states that due to the said inadvertence, on 2nd June, 2023, the Ld. Authoritypassed an impugned ex-parte order against the appellant. Hereto annexed and marked as the Exhibit – F is the copy of the impugned order dated 2nd June, 2023. Under the said order, the Ld. Authority rejected most of the claims and contentions of the respondents but partly allowed the complaint by ordering the appellant to register the agreement of sale with the respondents as per demand notice cum allotment letter dated 7th December, 2016 within a period of 30 (Thirty) days from the date of the impugned order. m) The appellant states that the appellant was informed of this order via an email dated 5th June, 2023 sent by the Hon’ble Tribunal. Hereto annexed and marked as the Exhibit – G is the print out of the Email dated 5th June, 2023. n) Being aggrieved by the impugned order passed by the Ld. Authority, the appellant begs to filed the present appeal on the following amongst other grounds which are without prejudice to each other: - 7. Reliefs sought: In view of the aforesaid facts, the appellant prays as under: - 8.
